‘Jewellery box’ sales gallery sets tone for new Setia Alam project

A “jewellery box” sales gallery in Setia Alam is setting the tone for an upcoming freehold mixed development in Shah Alam, Selangor.

Speaking at the official launch of the KSL Blossom Square sales gallery, T&T Architect Sdn Bhd managing director Datuk Tung Mun Kiat said, “The original inspiration for this project came from the boutiques of luxury fashion houses.

“When you come home, we want you to feel as if you are arriving at one.”

The project by KSL Holdings Bhd is targeted at young families and first-home buyers, hence its list of facilities include a cinema with couple seats and children’s wading pool.

The first phase, comprising three-storey shoplots and serviced apartments, aims to create something that residents would be proud to bring their friends to see, said Tung.

KSL’s Haus Residences apartments will offer different types of floor plans.

The smallest is a one bedroom and bathroom unit measuring 550sq ft – ideal for singles or couples.

The bedroom comes with two doors, which allows a young couple to convert part of it into a nursery.

The largest unit, measuring 900sq ft, comes with three bedrooms and two bathrooms.

But the most important feature, according to Tung, is that all the bedrooms and living rooms face outward, meaning they have access to natural light and ventilation.

“All the bedrooms, no matter which layout, have a view of either the garden, pool or Shah Alam city.

“Not all apartments have this. In some, a room may face an air well, for example.

“If the unit is on a lower floor, that bedroom becomes very dark because there is no light.

“Our yards do not face air wells.

“Residents can actually dry clothes under the sun in the yard.

“The corridors, as well, will be bright because there is natural light from slits and openings near the yard area,” he said.

The design also takes noise insulation into account.

“The use of reinforced concrete walls provides good acoustic insulation.

“Another detail is the lift core design. Acoustic problems often happen when units are placed directly next to the lift core.

“If a unit is next to the lift, residents may hear sounds from activities in the lobby area.

“In this design, the lift core is separated from the units,” said Tung.

Branding it a curated destination for commerce, culture and community, KSL project director Khoo Keng Ghiap said the development was made up of six phases.

All six phases, targeted for completion by 2029, will be built over 7.28ha with a total gross development value of RM2bil.

“As it is sited in the central business district of Setia Alam, we view this as our flagship project in the Klang Valley area.

“As this parcel of land is big enough and highly visible, the project will create impact for the company.

“The eye-catching design of the sales gallery is like a shout-out to buyers and hopefully will give them more confidence in our products.

“Every morning, as people from the nearby residential area go to work, they will also see the progress of the development as it is happening just behind the gallery.”

KSL Blossom Square is supported by a network of highways, including the New Klang Valley Expressway (NKVE), South Klang Valley Expressway (SKVE), Shah Alam Expressway (Kesas), North-South Expressway Central Link (Elite) and the Setia Alam Highway, offering direct access to Klang, Petaling Jaya, Subang Jaya and Kuala Lumpur.

It is also near Setia City Mall, Hospital Shah Alam and National Botanic Gardens Shah Alam.

Also present at the launch were KSL project department head Lee Meng Hua, sales and marketing head Derrick Ngeo, project manager Lim Ji Hong and assistant marketing and sales manager Prisly Yap.
