OSK Property strengthens transit-oriented development in Shah Alam

A NEW Mediterranean-inspired lifestyle destination is set to elevate urban living in Shah Alam, bringing together contemporary homes, vibrant retail offerings and seamless connectivity within a thoughtfully planned community.

Designed to foster a balanced and connected way of life, Tamu @ OSK Mori Park combines modern conveniences with inviting communal spaces in a transit-oriented setting.

Bringing this vision to life, OSK Property Holdings Bhd has unveiled Tamu @ OSK Mori Park, the third phase of its master-planned transit-oriented development in Section 13, Shah Alam.

Set within a 1.56ha parcel forming part of the 6.184ha OSK Mori Park masterplan, Tamu marks the next chapter in the development's vision to create a vibrant, connected and lifestyle-driven urban community.

The latest phase comprises 946 serviced apartment units, 175 signature suites and 21 retail units, including a drive-thru, bringing together residential, commercial and lifestyle conveniences within an integrated environment.

Located within the mature Section 13 precinct of Shah Alam, OSK Mori Park is approximately 700m from the LRT3 Stadium Shah Alam Station on foot.

The integrated development has direct frontage to Jalan Subang and enjoys access to major highways, including the Federal Highway, New Klang Valley Expressway (NKVE), Shah Alam Expressway (Kesas), Guthrie Corridor Expressway, North-South Expressway Central Link (Elite) and Kemuning-Shah Alam Highway.

Nearby amenities include MSU Medical Centre, Giant Hypermarket, AEON Mall Shah Alam, Stadium Shah Alam, Management and Science University (MSU) and other established lifestyle and community facilities within Shah Alam and its surrounding areas.

OSK Mori Park began its first phase development with the launch of Alia in July 2024, which has since achieved 98% sales, reflecting strong market confidence in the masterplan’s location, connectivity and lifestyle proposition.

This momentum continued with Bayu, the second phase of OSK Mori Park, which recorded a 75% take-up rate following its unveiling in May 2025.

Following the encouraging response to Alia and Bayu, Tamu continues the momentum of OSK Mori Park with a distinctive Mediterranean-inspired concept.

Drawing from the warmth and welcoming spirit of Mediterranean living, Tamu is designed with graceful arches, sun-washed tones, terracotta accents, natural textures and landscaped communal spaces that create a sense of relaxed elegance, comfort and connection.

"The name 'Tamu' carries a special meaning for us. In Bahasa Malaysia, Tamu means 'guest', reflecting the spirit of welcoming people, bringing families and communities together and creating a place where everyone feels at home,” says OSK Property chief executive officer Chu Wai Lune.

“At the same time, Tamu is also inspired by our design philosophy, Timeless Aesthetic of Mediterranean Urbanity.”

Tamu is planned to offer an accessible entry point into the OSK Mori Park masterplan, with serviced apartment units starting from just RM250,000.

Designed to meet current market needs, the residences feature practical layouts ranging from 550 sq ft to 958 sq ft, with configurations ranging from 1+1-bedroom to 4-bedroom layouts, including dual-key designed units for added flexibility. These layouts are designed to cater to a wide range of buyers, from first-time homeowners and young professionals to growing families and multigenerational households.

Signature spaces such as The Spanish Steps, inspired by the iconic Mediterranean gathering places and The Glass House, offering an elegant rooftop setting for private dining and celebrations, further enrich the lifestyle experience.

Mori Park is built around a people-first, walkable masterplan. Its fenceless design allows all parcels to be connected by pedestrian walkways, linking the residences, shops and offices through the central spine of the Lifestyle Retail Boulevard. Envisioned as the everyday heart of the community, the Lifestyle Retail Boulevard is designed to bring daily conveniences within walking distance, offering cafes, restaurants, grocery stores, lifestyle services, wellness outlets and neighbourhood essentials, allowing residents to live, dine, shop and connect within one integrated destination.

Apart from serviced apartments and retail shops, Tamu’s product lineup also includes the signature suites ranging from 550 sq ft to 926 sq ft. These flexible spaces are designed for lifestyle and business use, offering opportunities for entrepreneurs, small business owners, investors and purchasers seeking a more adaptable space within a connected urban address. The suites feature a dedicated commercial lobby for greater privacy and convenience. Selected units also enjoy exclusive door-front car park access, a rare feature that offers the practicality and convenience typically associated with landed properties, allowing seamless access directly to the unit.

“Tamu represents an important milestone for OSK Mori Park as we continue to build a well-connected community that responds to how people live, work and connect today,” Chu highlights.

He shares, “With practical layouts, an accessible entry point and flexible spaces that support both lifestyle and business needs, Tamu is designed to meet the aspirations of young professionals, growing families, entrepreneurs and investors.”

“The strong response to Alia and Bayu has reinforced our confidence in the long-term potential of Section 13, Shah Alam. With Tamu, we are introducing a new phase that builds on this momentum while offering buyers an opportunity to be part of Shah Alam’s next growth chapter,” Chu adds.

Shah Alam is entering a new growth cycle, supported by catalysts such as the newly completed LRT3 line, which opened to the public on June 29, the redevelopment of the Shah Alam Sports Complex precinct, infrastructure upgrades, urban rejuvenation initiatives and the continued expansion of surrounding commercial and lifestyle offerings. These developments are expected to further uplift Section 13 and strengthen demand for quality homes within a mature, well-connected city.

Targeted for completion in the second half of 2030, Tamu reinforces OSK Property’s commitment to creating thoughtfully planned developments that combine accessibility, practicality, lifestyle convenience and long-term growth potential.

In conjunction with the preview, OSK Property will host the Tamu Exclusive Preview on July 11-12 (Saturday and Sunday) from 10am to 6pm at the OSK Mori Park Sales Gallery. Prospective buyers are invited to visit the gallery to discover Tamu’s layouts, lifestyle concept, facilities and signature offerings.

To celebrate the unveiling of Tamu, the Exclusive Preview will feature the Citrus Harvest Campaign, inspired by the vibrant citrus groves of the Mediterranean. Purchasers will stand a chance to win exclusive lucky draw prizes, creating a memorable first chapter in their Mediterranean-inspired lifestyle journey.
