JOHOR BAHRU: KSL Holdings Bhd
has unveiled its RM15 billion estimated gross development value (GDV) Riveria Garden township in Iskandar Puteri, its largest development to date, located within the Johor-Singapore Special Economic Zone (JS-SEZ).
In a statement, the property developer said the 415.27-hectare township significantly expands the group’s development footprint in Johor and is expected to support long-term growth over the next 15 to 20 years.
The project will commence with a 40.5-hectare inaugural phase in 2026 with an estimated GDV of RM2.03 billion, comprising 1,074 landed residential units, 2,160 serviced apartments and 82 retail units to meet growing homeownership demand.
Executive director Khoo Lee Feng said Riveria Garden represents a milestone for Iskandar Puteri, introducing a nature-inspired, self-sustained township aligned with the regional ambitions of the JS-SEZ.
"Having achieved RM1.35 billion in property sales last year, our robust group-wide pipeline now supports a RM1.6 billion sales benchmark this year. The Riveria Garden masterplan elevates KSL to a new scale and raises our long-term growth visibility.
"We are also well-positioned to transform the 415.27 hectare vision into a vibrant destination that advances the JS-SEZ while driving long-term value, with a development legacy spanning over four decades in Johor,” she said.
Riveria Garden is designed as a nature-centric township featuring a signature riverfront landscaped park and an RM20 million wellness clubhouse aimed at promoting a sustainable and community-focused lifestyle.
The residential component of phase one includes the Aluna series, comprising 530 units of contemporary double-storey terrace homes (20ftx70ft), while the Elora series features 544 units of wide-frontage double-storey cluster homes (32ftx70ft), primarily targeted at owner-occupiers.
The inaugural phase also establishes a high-rise and retail hub across the Riverhaus and Riverpoint commercial precincts, featuring 2,160 serviced apartments and 82 retail shops, providing comprehensive lifestyle amenities.
The connectivity is expected to improve with the completion of the Sultan Ismail and Kota Iskandar Highway interchange this month, providing seamless access to the Iskandar Coastal Highway and placing the Malaysia-Singapore Second Link Customs, Immigration and Quarantine (CIQ) complex within a 10 to 15-minute drive.
The township is supported by established amenities, including LEGOLAND Malaysia Resort and Horizon Hills Golf Club, as well as private healthcare and educational institutions in the surrounding area.
KSL said the multi-phase rollout of Riveria Garden over the next 15 to 20 years is expected to contribute significantly to the group’s long-term growth while positioning the township as a premier residential destination within the JS-SEZ. - Bernama
