IOI PROPERTIES Group Bhd (IOIPG) has marked a milestone with the groundbreaking of Senna Puteri, a new 47ha township development in Klang Valley’s southern region, near Bandar Baru Salak Tinggi, Sepang in Selangor.

The location is enhanced by completion of the B20 Missing Link in 2021, cutting travel time between Bandar Baru Salak Tinggi and Kota Warisan, bridging two major town centres of Sepang.

The development also has easy access to major expressways such as the North-South Expressway Central Link, Putrajaya-Cyberjaya Expressway and Nilai-KLIA Highway, and is close to urban centres like Putrajaya and Cyberjaya as well as Kuala Lumpur International Airport (KLIA).

Senna Puteri is located five minutes from Salak Tinggi Express Rail Link (ERL) station, linking residents to the extensive rail network of the Klang Valley, with KL Sentral serving as the key interchange.

Nearby are educational, commercial and leisure facilities, including Xiamen University Malaysia, INTI International University, Mitsui Outlet Park, Aeon Mall Nilai, and the Kota Seriemas Golf & Country Club.

IOIPG group chief operating officer Teh Chin Guan said Senna Puteri residents would experience a life of convenience bolstered by nearby amenities while being framed by Bandar Baru Salak Tinggi’s vibrant green hills.

“The word ‘senna’ means brightness in Arabic. This mirrors our shining aspirations for this budding township.

“The development will be known for its rich forests and serene, sun-kissed hillscapes.

“Since 1983, when Bandar Baru Salak Tinggi became the administrative heart of Sepang, it has seen significant growth, propelled by developments like KLIA and Sepang International Circuit, which will enhance the area’s attractiveness to homebuyers.

Teh pointed out that the company’s venture in the area began in 2012, as they recognised the area’s flourishing population and its accessibility to transportation and employment opportunities.

“We hope for Senna Puteri to emulate Warisan Puteri, our earlier successful integrated development in Kota Warisan, to be an equally well-crafted, self-reliant mixed-use community, offering a versatile spectrum of residential, commercial, and leisure facilities,” he said.

Senna Puteri will unfold in 12 stages of development over the next decade, with its first hilltop townhouse launching in the latter half of 2024.

The township will feature recreational and green spaces such as pedestrian walkway connecting all parcels of land and facilities like community hall and surau.

IOIPG plans to introduce a balanced mix of townhouses, terrace houses, high-rise units and commercial spaces in future, to meet the needs of the local market as well as affordable housing in support of the national housing initiative.

The first phase comprises 386 units of three-story hilltop townhouses within a 7.2ha gated community, offering smaller units from 1,690sq ft to 1,862sq ft featuring three bedroom and bathrooms layout.

Larger units will range from 2,336sq ft to 2,454sq ft, accommodating four bedrooms and three bathrooms with an accompanying powder room.

IOIPG general manager for Bangi and Sepang Wong Peen Fook said the vision for Senna Puteri was to create a vibrant, modern community in nature.

“Senna Puteri is suited for young families and professionals who will benefit from the nearby ERL Salak Tinggi station, providing an easy commute to KLIA or Kuala Lumpur.

“It offers contemporary hilltop homes within a secure community,” he said.

He noted that the project had been planned to include open spaces and provide residents with picturesque views of rolling hills and lush greenery.

“The development’s elevated location takes advantage of the temperate climate, hiking trails and natural beauty of Bandar Baru Salak Tinggi, a perfect retreat for nature enthusiasts.”
