Developer to roll out various projects including new township

Mah Sing Group Bhd (Mah Sing) continues to foster closer community ties at its Chinese New Year open house with the theme “Long Life with You”.

Held at Southville City sales gallery in Bangi, Selangor, it was the finale to a series of open houses at the group’s other sales galleries.

At the event, Mah Sing founder and group managing director Tan Sri Leong Hoy Kum, group chief executive officer and executive director Datuk Voon Tin Yow, chief executive officer (property subsidiaries) Benjamin Ong and other senior management staff welcomed Southville City home owners and residents from surrounding areas.

The highlight of the open house was the performance of a song titled Soaring to great heights in the Year of the Dragon by singer Crystal Liew Yen Yen and the finalists of Astro Classic Golden Melody competition that has Mah Sing as the main sponsor.

Leong said the new year held plenty of promise for the group.

“Mah Sing achieved RM2.26bil sales in 2023 and has set a higher minimum sales target of RM2.5bil for 2024.

“This year, we will launch all our new developments including high-rise, landed residential and industrial projects as well as our new township M Legasi by the end of 2024.”

Ong, in his speech, touched on Mah Sing’s achievements in developing townships over the last 20 years.

“Our first township Sri Pulai Perdana in Skudai, Johor, was launched in 2000.

“Since then, we have developed numerous successful townships such as M Residence in Rawang, Southville City in Bangi and Meridin East in Johor.

“Each of our townships was meticulously planned to offer convenience and accessibility to essential amenities, ensuring a holistic living experience,” he said.

In 2023, the group furthered its legacy by acquiring a 202ha land parcel for its latest venture, M Legasi in Semenyih.

Positioned within Greater Kuala Lumpur’s rapidly expanding southern corridor, it will cater to a population of more than 2.4 million.

The township targets buyers from Kajang, Seri Kembangan, Bangi and Seremban who are seeking affordable alternatives outside congested urban areas that are also close to essential infrastructure.

This year, Mah Sing bought Mah Sing Business Park, Sepang, adding a prime industrial development to its assets.

Plans for the piece of land are customised, cluster, semi-D and detached factories catering to medium and light industrial businesses, with a focus on attracting players from high- tech manufacturing and value- creation manufacturing sectors.

Meanwhile, the M Sinar project in Southville City is no w available for registration.

M Sinar offers two layout options — Type A with a built-up area of 550sq ft, and Type B featuring 868sq ft.

Prices of the units start from RM270,000.

Southville City

This mature 173ha township is home to 12,000 people.

Some 5,000 units from various phases such as Savanna Executive Suites, Avens Residence and Cerrado Suites have been delivered, with the newest Sensory Residence phase targeted for vacant possession in 2024.

Its 3.8ha Summit Park stands as Malaysia’s pioneering public park playground with certification from Playground Safety Association of Malaysia (PSAM) and a silver medal for landscape design at The Edge Malaysia Best Managed & Sustainable Property Awards 2023.

Southville City has more than 100 retail outlets that cater to all community needs.

Clinics and education centres such as Greenview Islamic International School and Q-dees Southville City are also nearby.

The township can be directly accessed from the KL-Seremban Highway via the Southville City interchange, putting the development just 19km from Kuala Lumpur city centre.
