A new vision for urban living

PENANG has never been short on ambition, but every so often, an innovator arrives and quietly rewrites the rules.

SkyWorld Development Bhd's (SkyWorld) debut in northern Malaysia does exactly that by reimagining how cities of the future ought to be built.

With the opening of its first sales gallery in Penang - the SkyWorld Gallery @ Seberang Jaya on the mainland - the award-winning city developer introduced the first prefabricated prefinished volumetric construction (PPVC) Experience Centre and Satellite Quality Centre to the region.

More than a conventional sales gallery, it was conceived as an engagement and learning hub, offering visitors and homebuyers unique insights into SkyWorld's industrialised construction approach.

SkyWorld chief executive officer Lee Chee Seng described the recent (Jan 28) opening as an important milestone for the company's expansion into the country's northern market.

"By bringing our PPVC Experience Centre and Satellite Quality Centre to Penang, we aim to elevate how homebuyers experience quality and innovation in a SkyWorld home – because SkyWorld was built on the premise of uplifting communities," he told local media representatives before taking them on a tour of the centres.

There, he highlighted key points of the end-to-end PPVC process, which sees fully furnished building modules manufactured in a controlled factory environment before being assembled on site.

Lee said this cutting-edge construction method enables greater precision, consistency and efficiency, shortening construction timelines and resulting in a more accessible product.

It is also a more sustainable building process thanks to reduced waste and site disruption, underscoring the company's commitment to responsible, future-ready urban development.

He also outlined their quality management framework, which includes a comprehensive inspection and test plan covering civil and structural works, architectural finishes and other key components.

"All these reflect our philosophy that quality should be embedded throughout the construction journey rather than evaluated only upon completion," he explained.

Lee was joined by SkyWorld founder and executive chairman Datuk Seri Ng Thien Phing, as well as executive director Datuk Lam Soo Keong, in a ribbon-cutting ceremony.

An enthralling lion dance display and blessing ceremony, featuring eight colourful lions, then made its way around the sales gallery.

Other highlights within the stylish space is a scale model and show unit of the SkyWorld Pearlmont development, which marks the company's first entry into Penang.

Located at the same site in Seberang Jaya, the freehold affordable housing project spans 13.75ha and is being developed under the Rumah Bakat Madani initiative.

It is Malaysia's first large-scale residential development constructed with PPVC technology, and also the first with a vertical school concept that integrates education within a residential community.

To date, over 80% of the 1,166 units launched under Phase 1A have been taken up, which Lee said reflects strong market confidence in the PPVC approach and overall premise.

He said the project's strategic location within the mature neighbourhood of Seberang Jaya will put future residents within easy reach of various amenities.

Other appealing features include exclusive access to Penang's largest elevated SkyPark at 4.05ha and a pay-per-use clubhouse concept.

There would also be integrated retail spaces within SkyWorld Pearlmont's community-centric master plan and smart living features through the SkyWorld Connects 2.0 app.

Buyers will enjoy a 10-year leak-proof warranty, as well as guaranteed low maintenance fee of RM0.18psf for 10 years.

SkyWorld is also committed to achieve a minimum QLASSIC score of 85% for the development, exceeding the national average under CIDB Malaysia's workmanship quality assessment system.

The launch ceremony concluded with a dinner for guests and a breathtaking five-minute fireworks display.
