ISKANDAR PUTERI: Johor plans to build another 70,000 affordable homes between 2027 and 2030, including units for middle-income earners, as the state intensifies efforts to achieve its Maju Johor 2030 development agenda.
State housing and local government committee chairman Datuk Mohd Jafni Md Shukor said the state expected to complete its target of 30,000 affordable homes priced below RM300,000 by the end of this year.
He added that more than 25,000 units had been built over the past four years, with the remaining 4,000-plus units expected to be completed by the fourth quarter of 2026.
“From 2022 until the end of this year, we expect to achieve 30,000 affordable homes priced below RM300,000,” he said at the Johor Real Estate and Housing Developers’ Association (Rehda) installation night at Sunway Puteri Hills on Monday (Oct 26) night.
Mohd Jafni said the state had worked closely with housing developers to provide homes at various price points, including RM50,000, RM100,000, RM150,000, RM250,000 and RM300,000.
He said the Johor Affordable Housing scheme also included subsidised units, with developers contributing towards the cost to make homes more accessible to eligible buyers.
“These achievements are the result of cooperation between housing developers and the state government’s pro-developer policies,” he said.
Mohd Jafni added that he had met about 148 developers over the past four-and-a-half years to discuss housing development and expand homeownership opportunities for Johoreans.
Beyond housing supply, he said the state was providing financial assistance to help lower-income households purchase, rent or move into their homes.
These included a RM5,000 home purchase incentive, a RM2,000 moving-in incentive and a RM2,500 rental incentive.
The state was also planning to build about 1,000 Bangsa Johor transit homes to help young people who were not yet financially ready to purchase a property.
Mohd Jafni said the transit homes would be rented out at rates about 40% below market prices.
“For example, in Johor Baru, a 1,000 sq ft unit with three bedrooms and two bathrooms could cost about RM1,500 a month to rent in the market.
“Under this initiative, the rental could be reduced to between RM600 and RM700,” he said.
He said the initiative would give young people more time to improve their financial standing and qualify for bank loans before purchasing their own homes.
