KUALA LUMPUR: The Housing and Local Government Ministry remains committed to identifying more inclusive and flexible approaches to help Malaysians own homes, says Nga Kor Ming.
The minister stated that the ministry had introduced several initiatives under the Affordable Housing Policy (DRMM), which caps the price of affordable homes at RM300,000, depending on state housing policies.
He also said that Malaysia’s homeownership rate has now reached 76.5%.
"The ministry has introduced a pricing map for affordable housing, based on median household income by state and district, derived from the Household Income and Basic Amenities Survey Report 2022.
“This mapping serves as a guide for developers and housing agencies in determining selling prices in each locality and is accessible via the Affordable Housing Information Dashboard on the Malaysia Urban Observatory (MUO) website,” he said in a statement on Thursday (Nov 6).
He said that as part of ongoing efforts to boost homeownership, Perbadanan PR1MA Malaysia (PR1MA) has launched the “Rumah PR1MA Kita” campaign, which will run until 31 December 2025.
He said the campaign offers discounts of up to 25% on selected housing units, along with one year of free internet, smart home device packages and full coverage of legal fees.
“These incentives aim to ease the financial burden of first-time homebuyers,” he said.
Nya also said that the ministry was exploring proposals to redevelop abandoned commercial buildings into affordable housing units.
“A comprehensive study covering legal, technical, and financial aspects is underway to ensure the initiative benefits the people without straining national finances,” he added.
In addressing questions raised in Parliament about the government’s target to build one million affordable homes, Nga clarified that the figure encompasses all housing providers, including federal, state, and private entities, under the 12th and 13th Malaysia Plans, as well as PR1MA.
“To accelerate affordable housing construction, RM38mil has been approved for pre-development works of Bandar PR1MA Teluk Intan, while RM75mil has been allocated for the Harmoni Bestari Jaya People’s Housing Project in Selangor,” he said.
He said under Budget 2026, PR1MA would receive RM30.1mil for initial works on three new projects set to begin next year.
Nga said his ministry aims to build 500,000 affordable homes by 2030.
To support this target, PR1MA’s Strategic Development Pillar outlines plans for 25,000 new units by 2030, including projects such as Residensi Brickfields 2 and Bandar Madani Bukit Jalil in Kuala Lumpur, Residensi Padang Temu in Melaka, Bandar PR1MA Teluk Intan in Perak and Teluk Kumbar in Penang.
“The ministry remains steadfast in ensuring quality, safe, and liveable housing for the well-being of the people and a more prosperous future for Malaysia,” he added.
