DEVELOPMENT at the Integrated Development Region of South Selangor (Idriss) has reached significant new milestones, highlighted by unit handovers and expanded infrastructure partnerships.
NCT Alliance Bhd, the developer behind the 368.26ha NCT Smart Industrial Park (NSIP), has delivered vacant possession to lot owners in Phase 1.
NSIP Phase 1 comprises 280 solar-equipped industrial units and has achieved a take-up rate of close to 90%.
Following last year’s groundbreaking for Phase 2, the project has progressed to its next stage which comprises 241 units.
Selangor Mentri Besar Datuk Seri Amirudin Shari said NSIP had an important role within Idriss and in Selangor’s continued industrial growth.
“As the development progresses, we look forward to seeing it attract more high-value investments and create quality employment opportunities that will contribute to the state’s long-term economic growth,” he said at the ceremony to mark the milestones at NSIP project site in Kuala Langat, Selangor.
NCT Alliance executive director Yap Chun Theng said the development was intended to create long-term value for investors, while supporting Malaysia’s industrial transformation towards higher-value manufacturing, digitalisation and smart factories.
He said NSIP was aligned with the direction of Malaysia’s New Industrial Master Plan 2030 and the Second Selangor Plan (RS-2), particularly in areas such as economic competitiveness, sustainability, balanced development and productivity.
“Demand for industrial and logistics infrastructure in Malaysia continues to rise, with Selangor being of particular interest due to its strategic location and advantageous state-backed incentives.
“The industrial park is being developed based on the United Nations Industrial Development Organisation’s (Unido) Eco-Industrial Park principles, while NCT aims to evolve the model beyond a conventional eco-industrial park.
“The vision is to progress from a Smart Eco-Industrial Park to a Managed Industrial Ecosystem and ultimately establish a replicable Malaysian managed industrial park (MIP) model for the global market,” he said.
Chun Theng said technology was another key component of the NSIP model.
“Through its partnership with TM One, NCT has established a smart command centre designed to serve as the operational nerve centre of the park by integrating data, security, infrastructure monitoring and smart-park management.
“The development also features NCT-G Big Apps, a digital platform connecting businesses within the NSIP community, while the G-Exchange Business Partnership Programme is intended to facilitate commercial relationships between companies, including potential customer, supplier, strategic partnership and collaboration opportunities,” he said.
Chun Theng said sustainability was embedded into the park’s infrastructure and operations too.
“NSIP incorporates measures including solar-ready factories, rainwater harvesting and its Blue and Green Force system.
“Its functional canal is integrated with the park’s stormwater and detention system as part of its water-management and flood-resilience strategy,” he said.
At the event, NCT Alliance received the Masters Services Agreement for Managed Industrial Park (MIP) from Kuala Langat Municipal Council.
NCT Alliance also exchanged memorandum of collaboration with Sirim Bhd and Malaysia Digital Economy Corporation (MDEC), which is expected to provide tenants with greater access to certification services, industry expertise, digital capabilities and technology support.
Among those present at the event were state investment, trade and mobility committee chairman Ng Sze Han, NCT Alliance executive chairman and group managing director Datuk Seri Yap Ngan Choy and executive director Yap Fook Choy.
