THE Northern Klang Valley is a rapidly growing area that has seen significant development in recent years.

As central Kuala Lumpur and other mature satellite cities become more congested, development has expanded to these surrounding areas.

Rawang, in particular, has emerged as a key suburban hub due to its accessibility to the city centre and other parts of the Klang Valley via the North-South Highway (PLUS), Kuala Lumpur-Kuala Selangor Expressway (LATAR), Guthrie Corridor Expressway and the West Coast Expressway (WCE).

Reflecting this potential, Gamuda Gardens — a master-planned township by Gamuda Land — has become a draw for both young and multigenerational families seeking lasting homes.

With that, Atrium has secured several Memorandum of Understanding (MoUs) with notable tenants and brands such as Kosa Coffee, Fei Fan Hotpot, Rong Cuisine, The Glasshopper Café, Nice Girl Yogurt, Tiga Ikan, Myogurt, Boat House, Calisto and more, who have expressed their interest to open ahead of its official launch.

Adding weight to this growth is the latest data from Knight Frank Malaysia, which reveals a steady shift in business and investor interest from central Kuala Lumpur and Petaling Jaya towards this northern arc of the Klang Valley.

According to the company’s research and consultancy senior executive director Judy Ong, Rawang’s commercial landscape has matured significantly, fueled by township developments.

Ong reveals that in 2024, Gombak district, which includes Rawang, recorded a 19.1% rise in commercial transactions and a 31.9% increase in value compared to 2023.

Commercial properties in Rawang, she adds, have grown at a healthy 6% CAGR, with future supply expected to swell the market by 40% within three to five years.

She cites Gamuda Land’s acquisition of 215ha (532 acres) site adjoining its existing 327ha (810 acres) Gamuda Gardens township as a clear signal of long-term confidence in the area.

“Today’s commercial property decisions are no longer solely driven by city-centre prestige.

“It’s about how the property integrates with lifestyle needs, sustainability goals, long-term business resilience, footfall, accessibility and lifestyle.

“These are now top priorities – especially in growing suburban hubs,” she explains.

A new rhythm for the northern corridor

What sets Gamuda Land apart is its philosophy: instead of simply building houses, it creates destinations that complement and elevate the surrounding community.

With over 526ha (1,300 acres) of landbank for development in Rawang, Gamuda Land has carefully masterplanned their township to ensure both community needs and long-term economic viability are built into its growth.

Highly visible from the PLUS Highway, its 20.2ha (50 acre) retail and entertainment precinct, Gamuda Luge Gardens will be anchored by the Atrium.

According to Skyline Luge general manager Logan Chandler, they opened at Gamuda Gardens “for its thoughtfully crafted masterplan and strategic location in the Northern Klang Valley, with connectivity via major highways.”

He adds that the township’s lively blend of green spaces, family-friendly facilities and placemaking initiatives resonated with Skyline Luge’s mission of delivering fun, safe and memorable outdoor experiences.

“The placemaking elements – from the Waterfront Village and Gardens Square to the vibrant events calendar – have created sustained footfall and positioned the area as a family-friendly hub,” Chandler notes, adding that the township’s upcoming projects will allow them to tap into a growing visitor base.
