LINBAQ Holding Sdn Bhd (Linbaq) is counting on Iskandar Puteri’s prime location to attract strong buyer interest in the newly launched Ascent Park mixed development.
Its deputy chief executive officer Grant Kok said buying interest in property, especially landed houses, remains strong and healthy within the Iskandar Puteri Growth Corridor.
He said the ongoing development projects by six public-listed developers in Iskandar Puteri showed the confidence they have in the area’s growth prospects.
Iskandar Puteri in Johor, is one of the five flagship zones and a key component of the Iskandar Malaysia economic corridor launched on Nov 8, 2006.
“The strong selling point of our latest project is its location and close proximity with the Second Link Crossing in Tanjung Kupang, Gelang Patah,’’ said Kok.
He said this after the opening of Ascent Park Show Villages sales gallery by Iskandar Puteri assemblyman Datuk Pandak Ahmad.
The show village, unveiled last weekend, comprises double-and-triple storey terrace houses with multiple residential layouts, such as 25’ x 60’ and 25’ x 70’, as well as 24’ x 70’ and 24’ x 80’ commercial shop lots.
Kok said the township, spanning over 80.9ha with a gross development value (GDV) of RM3bil, will be developed in four phases.
Positioned as a sustainable green township, Ascent Park features over 10% overall greenery, including a 2ha central park as well as landscaped jogging and cycling trails.
It has been awarded the GreenRE certification, reinforcing the company’s vision of creating a healthier and sustainable living environment.
“Over the next three to six years, our key development will remain in the Iskandar Puteri Corridor as we see a strong potential in this region,” added Kok.
He said the township is strategically positioned along the Coastal Highway, and that Ascent Park would feature a newly built direct link road connecting Horizon Hill and the Bukit Indah Interchange.
“Residents and visitors can drive directly to our township upon exiting the highway,” he said, adding the new road is expected to open in the first quarter of 2026, significantly shortening travel time to Johor Baru city centre.
Kok anticipated 90% of buyers for its township project to comprise Malaysians, with 50% of them working in Singapore and commuting daily to the republic via the Second Link Crossing.
“Our township’s close proximity with the Second Link Crossing connecting with Singapore is an added advantage for them to buy houses here,” he said.
At the event, Linbaq also partnered with Handal Indah (Causeway Link) to introduce dedicated bus routes connecting Ascent Park to the Second Link Crossing.
The memorandum of understanding (MoU) agreement was signed by Kok and Handal Indah head of legal (commercial and business affairs) Nurul Huda Lim.
“The initiative not only improves cross-border accessibility but also contributes positively to the surrounding areas,” said Nurul Huda.
