The ESG Park is located at Jalan Menglembu Impiana 2 and has an estimated GDV of RM250mil.
TEAM Keris Bhd (TKB) Group of Companies has added another feather to its cap by launching the modern industrial ESG Park at Menglembu, Perak, which has an estimated gross devolvement value (GDV) of RM250mil.
Spanning more than 17ha, the project along Jalan Menglembu Impiana 2 offers a detached and semi-detached factory design, catering to the growing demand for modern, flexible and sustainable workspaces.
TKB Group executive chairman Datuk Lee Seng Hee said the design focuses on light industries, namely logistics, medical, cosmetics and food businesses.
“We believe it is time to deliver what the market truly needs,” he said.
“With increasingly stringent export requirements, we aim to deliver a perfected product at the time we launch, in light of the mounting challenges for the manufacturing industry to compete at the national level.
“As a responsible developer, we recognise this gap and are committed to addressing it by only opening our development to environmental, social and governance (ESG)-compliant industries to protect the integrity of this development with the main goal being to introduce sustainability, technology and optimisation of business operations with flexibility for future growth at the core of the design,” he said.
Centered around sustainability, the development features the latest technology and design.
TKB Group co-founder and deputy chairman Datin Irene Lee said the industrial park offers a variety of solutions for industrial businesses.
These include two and three-storey Semi-D industrial lots starting at RM899,000 and RM1.2mil, respectively), two-storey bungalow industrial lots (Phase 2) and vacant industrial land.
In addition, she said, early bird buyers will enjoy exclusive ang pow rebates of up to RM10,888 for sales secured until Feb 16.
The developer also offers financing assistance with terms and conditions.
Irene said the development is expected to play a significant role in boosting the local economy by attracting businesses and fostering industrial expansion.
Besides being a managed development, she said the industrial lots can be used by businesses as warehousing and storage, office and administrative spaces, retail, manufacturing as well as light and medium industrial operations, with a 99-year lease.
Strategically located in an industrial hub with a readily available workforce, infrastructure and talent, Lee said the location has easy access to Lumut Port, making it ideal for export businesses.
She added that the development is also in close proximity to essential services such as the police station as well as the Fire and Rescue Department.
“This flood-free site is located on elevated ground, offering better feng shui and visibility from main roads,” she said.
Expected completion of the project is the first quarter of 2027, and the development also features 24-hour security services, patrol guards, facial recognition systems, car number plate readers and 4.87m motorised roller shutters.
The development emphasises environmental sustainability and energy efficiency with features such as 12 solar panels installed on each unit, EV charging cable points and rain harvesting systems.
She said the park’s modular design allows businesses to customise, expand and adapt their spaces with “hackable” walls and slabs.
With unit sizes starting at 4,050sq ft, the industrial lots accommodate a variety of operations, including warehousing, retail, manufacturing as well as light to medium industries.
Irene, who also serves as the project’s chief designer, highlighted the unique blend of the architecture.
“Our 30ft ceiling allows for plenty of storage, the provision of generous fronts and side-loading spaces for easy manoeuvring, seamless unloading and delivery of goods.
“Advertisement space, dedicated office space and high quality materials are all features that we emphasise in our design and is something that we are very proud of,” she said.
The show house is now open for viewing from 9am to 7pm daily, including weekends and public holidays.
