RESIDENTS of Flat Taman Alam Jaya in Batu 9 Cheras, Selangor are finally able to receive their strata titles after more than 30 years.
The 280 unit owners had been affected when the developer of the low-cost flats went bankrupt after the building was completed.
The land was also confiscated by the Selangor government in 1997 following the developer’s failure to pay the quit rent.
Taman Alam Jaya Flats Residents Association chairman Ang Kian Ang said efforts to obtain the master title and strata title were initiated in 2010.
“We first had to apply for the master title.
“We are grateful that the state government waived the quit rent arrears, which had amounted to more than RM1mil at the time.
“The late Balakong assemblyman Eddie Ng helped us navigate the complicated process,” he said after a briefing for residents.
Ang said that they were able to obtain the master title in 2017 under the association since there was no developer or liquidator appointed.
He added that with the strata titles, buying or selling their flats would be easier.
“The owners can now complete the transfer of strata titles with the required documents within the next six months.”
Flat Taman Alam Jaya owner CK Tan, 58, said he was relieved to be able to get his strata title.
“I bought a unit about 20 years ago for RM45,000 and have been renting it out.
“We were told that it would cost another RM4,000 to RM5,000 to complete the transfer process.”
Dusun Tua assemblyman Edry Faizal Eddy Yusof said it had been a long and complicated process, but he was glad to see it settled.
“The main challenge was to coordinate with all the different agencies involved including the Kajang Municipal Council, Selangor Land and Mines Office and the district land office,” he said.
