Factory units at MVV TechValley see 85% pre-Launch take-up

PETALING JAYA: Matrix Concepts Holdings Bhd’s newest phase of semi-detached factory units at the MVV TechValley Biz Park in Negeri Sembilan has recorded more than 85% take-up during its pre-launch, underscoring strong market confidence in the development.

In a statement, Matrix Concepts said the 40-unit phase, priced from RM3.4mil to RM4.4mil, attracted a diverse mix of buyers, including companies from the manufacturing, logistics and technology sectors, all seeking strategically located industrial space within the Malaysia Vision Valley (MVV) corridor.

Group executive director Kelvin Lee Chin Chuan said the high take-up of this Semi-D factory phase demonstrated the growing demand for well-planned industrial developments within MVV.

“Businesses today are looking beyond traditional industrial zones. They are prioritising connectivity, ecosystem support and long-term growth potential — and this is where developments like MVV TechValley come into focus.”

He added that MVV TechValley continues to attract strong interest due to its strategic connectivity and integration within a broader development vision.

“The industrial park enjoys direct access to the Nilai–Labu–Enstek Expressway, with future connectivity to the North–South Expressway, and is located in close proximity to key logistics gateways such as Kuala Lumpur International Airport and Port Klang.

Lee said these advantages position the development well for businesses involved in manufacturing, distribution and export-oriented activities.

MVV TechValley is Matrix Concepts’ second industrial development following the success of Sendayan TechValley, where all phases were fully taken up. Building on this track record, the development forms part of a broader industrial ecosystem supported by nearby residential communities, commercial centres and supporting infrastructure.

Beyond its industrial component, MVV TechValley sits within the larger vision of MVV City — a future-planned, integrated city where industry, business and community development coexist.

“The township integrates industrial zones with residential neighbourhoods, commercial hubs and lifestyle amenities, creating an environment designed to support both businesses and the workforce,” said Matrix Concepts.

It said the strong take-up of the semi-detached factories underscores MVV TechValley’s position as an emerging industrial destination in Negeri Sembilan, and reflects continued confidence in the long-term development potential of Malaysia Vision Valley.

“Riding on this strong demand, Matrix Concepts is planning additional phases of factory developments within the region. The initial phase — which is now nearing full take-up ahead of its official launch — underscores the depth of demand for quality industrial space within the MVV corridor.

“Future phases are expected to introduce semi-detached and cluster factories, further broadening the group’s industrial pipeline to meet evolving business requirements.”
