Young M’sians get bulk of RM21.5bil housing loan aid


NEARLY 90% of housing loans approved under the Housing Credit Guarantee Scheme have been granted to Malaysians aged 40 and below, says Deputy Housing and Local Government Minister Datuk Aiman Athirah Sabu.

She said since its launch in 2008, the scheme has benefited more than 80,000 young borrowers.

The financing approvals amounted to RM21.5bil for a total of 90,779 individuals, she added.

“Of all applications received, 89.56% were aged 40 and below,” the deputy minister told Parlia­ment yesterday.

Breaking down the figures by age group, she said over 15,000 borrowers were between 18 and 25, more than 31,000 were between 26 and 30, around 22,000 were between 31 and 35, and over 12,000 were between 36 and 40.

Aiman Athirah was responding to a question posed by Azli Yusof (PH–Shah Alam) regarding initiatives aimed at assisting young Malaysians, especially those who are self-employed or engaged in the gig economy, in obtaining housing loans.

She said the recently tabled Budget 2026 had allocated an additional RM20bil in guarantees for the scheme, including RM1bil specifically for contract-based civil servants.

“This is indeed good news,” she said.

On a separate question regarding efforts to boost Bumiputera ownership of residential properties, Aiman Athirah said the trend remains positive based on data from the National Property Information Centre.

She said Bumiputera residential property ownership transfers totalled 117,190 in 2023, ­compared to 121,991 in 2022.

The total transaction value in 2023 stood at RM34.49bil, slightly lower than RM34.69bil in 2022.

“This indicates the sustained participation of Bumiputeras in the property market,” she said.
