RENOWNED developer IOI Properties Group Bhd (IOIPG) hosted a holistic wellness showcase at Gems Residences in IOI Resort City, Putrajaya, inviting media guests to experience a unique blend of lifestyle and community-based care at one of its residential projects.

Located in the multi-award winning, 318ha township, Gems Residences benefits from IOI Resort City’s mix of commercial, hospitality, healthcare and recreational amenities.

These include the 2.5 million sq ft IOI City Mall – the largest mall in Malaysia, the 50ha Palm Garden Golf Course and Daehan Rehabilitation Services medical centre.

IOIPG sales and marketing and branding head Nicole Lee Chee Yiing said Gems Residences breaks new ground for IOI Properties.

“It is our first partnership with our Japanese counterparts Mitsubishi Estate Residence.

“It is also our first project where we have brought together lifestyle residences and wellness services in a holistic package that comes with our first-ever wellness concierge.

“By showcasing this to the media, we hope to bring more awareness of how wellness should be part and parcel of life every day.

“The satisfaction of our customers was apparent in our recent Gems Residences Buyer Appreciation Gala where more than 380 owners gathered to celebrate,” she shared.

The showcase took participants on a tour of Gems Residences’ recreational facilities and Japanese minimalist aesthetics.

Six stations displayed the development’s wellness services where participants enjoyed complimentary physiotherapy sessions, vital sign checks, hydrotherapy and outdoor fitness demonstrations and more.

Mitsubishi Estate Asia (MEA) Pte Ltd’s executive director Soichiro Kanada pointed out that research shows that 15% of Malaysians will be in their golden years by 2030.

While much of the ageing population will be healthy, he said, their needs might differ.

“We worked with IOIPG to tackle these changing needs, applying lessons learned from Japan’s ageing population to incorporate features such as a wellness concierge and wheelchair-friendly geriatric units,” said Kanada.

The geriatric-friendly units come with wheelchair ramps at the front door and bathroom.

The master bathroom opens via sliding door for accessibility, with panic buttons in the master bedroom and bathroom for when emergency help is needed.

Washroom grab bars cater for the physically frail, helping the elderly age gracefully with their loved ones.

The wellness concierge at the central clubhouse caters for community-based care, with certified nurses on standby for general health advisory and consultation.

Emergency response services such as first aid assistance are also offered, as well as complimentary vital checks for owners and residents, focusing on early detection.

A health passport will be developed and maintained for each resident for continuity of care, while a trained physiotherapist on-premise offers complimentary sessions for residents, as well as services on demand.

Additionally, Gems Residences showcases IOIPG’s commitment to environmental, social and governance principles as the subject of the Group’s first upfront embodied carbon assessment.

Conducted by Riverstone Environmental Sdn Bhd in accordance with methodologies specified by the UK Royal Institution of Chartered Surveyors and the UK Institution of Structural Engineers, it is one of the first carbon footprint studies for a high-rise building in Malaysia.

The 3.9ha Gems Residences is a freehold condominium development with 676 units in four low- rise blocks up to 16 storeys and four high-rise towers up to 34 storeys.

It is built around a central clubhouse with approximately 0.8ha of lifestyle facilities and landscaped areas in a spacious 5th-floor environment deck.

Layouts with built-ups from 969 to 1,690sq ft offer affordable units starting from RM650,000 for younger purchasers and larger spaces for families.

Aside from standard units, selected homes offer private lift lobbies.

Units with direct carpark access are also available, with parking bays on the same level just a short walk away, similar to landed homes.

Gems Residences also offers 109 units of wheelchair and geriatric-friendly apartments with design elements for senior living, or those with limited mobility.

Homes come partially furnished with kitchen cabinets, wardrobes and water heaters for hassle-free home ownership, with at least two parking bays per unit.

Gems Residences achieved outstanding QLASSIC ratings from CIDB Malaysia of 81% for Phase 1 and 82% for Phase 2, attesting to IOIPG’s excellence in product delivery.

Limited units at Gems Residences remain available.
