MULTIPLEX Property Group (Multiplex or the group) marked a new milestone with the opening of its headquarters in Taman Bukit Serdang, held alongside the soft launch of its latest freehold development, Alamanda Heights Residence.
Founded in 2001 by Datuk Adam Lee and his brother Darren, both civil engineering graduates, Multiplex has built a reputation for delivering affordable residential projects across Negeri Sembilan.
The new headquarters is located within one of the company’s own semi-detached shoplots, completed eight years ago.
In his opening speech, Adam said the headquarters’ physical building reflects the company’s growth over the past 24 years.
“This office represents not just a physical space, but a vision for innovation, collaboration and growth,” he explained. “We believe this environment will inspire our team to achieve new heights.”
New project takes shape
Adam also introduced Alamanda Heights Residence, a 36-storey condominium located about 500m from the new HQ. The project comprises 440 units across three layout types:
> Type A: 1,050 sq ft; 3+1 bedrooms, 2 bathrooms; 114 units, from RM595,000
> Type B: 971 sq ft; 3+1 bedrooms, 2 bathrooms; 238 units, from RM565,000
> RSKU: 900 sq ft; 3 bedrooms, 2 bathrooms; 88 units, from RM240,000
Piling works have begun, with completion targeted in three years. The company has opened a mock-up show unit in a nearby shoplot for prospective buyers.
“We invite everyone to visit the sample unit, which offers a first-hand look at the quality and layout we aim to deliver,” he said, adding that the group has recently acquired two additional project sites in Puchong and Seri Kembangan.
Building homes, building trust
Transport Minister Anthony Loke, who officiated the launch, said he has observed Multiplex’s work through the company’s earlier projects in Mantin, which falls within his parliamentary constituency.
He noted that the developer had previously worked with the Negeri Sembilan government to deliver nearly 800 units of affordable landed homes, which were completed ahead of schedule.
“The projects in Mantin proceeded smoothly, with issues on the ground resolved responsibly. This is the example we hope other developers can follow,” he said.
Loke noted that effective handling of land issues, relocation processes and engagement with affected communities often determines whether a project proceeds smoothly.
He said the government supports development that brings housing and economic benefits, but added that developers must work collaboratively with authorities when challenges arise on the ground.
Public transport and planning policies
Touching on broader planning considerations, Loke said the Transport Ministry and Housing and Local Government Ministry are studying ways to better support Transit-Oriented Development, particularly for high-rise projects located near MRT or LRT stations.
One of the areas being examined is the minimum parking requirement for such developments, although any changes remain under review.
Reducing the number of parking bays, he noted, could help lower construction costs and potentially translate into more affordable unit prices for buyers.
Loke added that providing more parking than necessary increases overall project expenses, which are eventually reflected in the selling price.
He also encouraged developers to work with public transport operators to improve first- and last-mile connectivity for future residents.
Citing Serdang as an example of an area benefiting from the MRT Putrajaya Line, he said feeder bus services can offer convenient access to stations even when they are not located directly beside a development.
Expanding footprint in Klang Valley
Multiplex’s decision to base its operations in Seri Kembangan reflects the area’s growth, supported by improved connectivity and proximity to multiple transport nodes.
Adam adds the company is optimistic about the property market in the surrounding areas and intends to expand its portfolio in the Klang Valley.
