BANDAR Tasik Puteri (BTP), Low Yat Group’s established 2,670-acre township in Rawang, is opening a new chapter in its evolution with the launch of Armanee.
Designed to capitalise on the township's maturity while setting a fresh benchmark for family-centric living, this residential phase reflects the group's commitment to creating holistic communities—a vision recently validated by their Family-Friendly Award at the StarProperty Real Estate Developer Awards 2025.
With an estimated gross development value (GDV) of RM212mil, Armanee is positioned to appeal to both upgraders and first-time homeowners seeking spacious, connected, and balanced suburban life.
Armanee introduces 258 units of two-storey terrace homes priced from RM690,000, with spacious built-ups ranging from 1,810 sq ft to 2,254 sq ft.
Each unit features 4 bedrooms and 4 bathrooms. Phase 1, offering 140 units, is already open for booking and is expected to be completed within 36 months.
Strategic positioning for growth and investment
In an exclusive interview, Rawang Lakes area property, development and management general manager Andrew Goh addressed the project's broad appeal, noting that Armanee is designed to meet the needs of first-time homeowners, upgraders, and discerning investors alike.
“Armanee sets a new benchmark in Bandar Tasik Puteri’s evolution,” he stated.
“For homeowners, it offers practical, spacious layouts that prioritise comfort and flexibility for growing families.
“For investors, its location within a mature, self-sustained township presents strong potential for long-term value appreciation.”
Goh emphasised the strategic location in the Northern Klang Valley corridor.
“We remain optimistic about the landed segment here. As city centres become more saturated, families are gravitating toward larger, more liveable spaces without sacrificing connectivity.
“Armanee stands out as an attractive, future-ready address with well-established infrastructure, lifestyle amenities, and seamless connectivity via LATAR, Guthrie and PLUS highways.”
Scandinavian design meets family functionality
The design DNA of Armanee focuses heavily on practical liveability, which helped Low Yat Group secure its recent Family-Friendly recognition.
The two-storey terrace homes showcase a Scandinavian-inspired design that values simplicity, light and functionality.
“Armanee translates Scandinavian principles into real living spaces,” Goh explained.
“Each unit features open, well-ventilated layouts that maximise flexibility and natural light. With 4 bedrooms and 4 bathrooms, families enjoy both privacy and comfort.
“The thoughtful kitchen layouts, storage areas, and multi-purpose spaces cater to the needs of modern households.”
A holistic vision: Community and sustainability
Armanee’s amenities are engineered to foster social interaction and wellness, aligning with the group's broader vision of creating holistic, sustainable communities.
The gated-and-guarded neighbourhood includes a residents-only clubhouse, a swimming pool, a barbecue area and children’s play zones.
“We’ve always believed in creating developments that go beyond homes—to build holistic, sustainable communities where people can live, work and grow together,” said Goh.
The development specifically encourages active, multi-generational living with pickleball and basketball courts.
Goh noted that this inclusion reflects their goal to promote healthy lifestyles: “Pickleball, in particular, has gained popularity as a social, multigenerational sport that’s easy to pick up and brings communities together.”
Bandar Tasik Puteri has already housed more than 100,000 residents and features amenities like the 27-hole Tasik Puteri Golf and Country Club and a 33-acre Central Park.
With approximately 50% of the township developed, Goh confirmed the remaining parcels are earmarked for green spaces, retail expansions and new community hubs to enhance its fully integrated status.
Encouraging market performance
The launch of Armanee reflects the continued resilience of Malaysia’s property market and supports the government’s goals under the MADANI Economy to promote liveable, connected townships.
The market response to Armanee has been strong. “We’re encouraged by the positive response so far—more than 50% of Phase 1 units have been booked within just a few months of launch,” shared Goh.
“We anticipate full take-up by mid-2026, supported by continuous engagement and ongoing marketing initiatives.”
In conjunction with the launch, Low Yat Group introduced its Live the Dream, Travel the World campaign, offering buyers who sign the Sale and Purchase Agreement (SPA) within the campaign period a chance to win a vacation for two.
Goh noted that such measures strengthen market confidence and ensure the Group delivers homes that retain value while adapting to modern family lifestyles.
