The Strata Management Act 2013 (SMA) is the primary and principal source of legislation that gives the Management Corpo-rations (MCs) and Joint Manage-ment Bodies (JMBs) of strata properties their legitimacy, power and authority. Schedule 2, Clause 6 of the SMA confers the MCs the power and authority to “employ agents and servants” without third party involvement or interference. The MCs and JMBs are not bound by any other laws other than the SMA. They are deemed to be the legally authorised representatives of strata property owners.
