Mah Sing’s M Amaya blends urban convenience with resort-style facilities

GEORGE TOWN: The latest landmark development on the island is M Amaya, a freehold mixed-use development by Mah Sing Group Berhad (Mah Sing).

Celebrating the grand launch of M Amaya and the opening of its sales gallery located within the established Southbay township in Batu Maung, Penang, M Amaya marks Mah Sing's second M Series development in the state, following the success of its maiden M Series project, M Zenni.

With strong market demand, Phase 1A of M Amaya has achieved a 92% take-up rate due to its strategic position at the gateway to the second Penang Bridge.

The freehold mixed-use development is designed to offer a seamless blend of urban convenience, nature-inspired living, and sustainable features.

With a gross development value (GDV) of RM516mil, M Amaya will be developed on a 1.9ha (4.8acres) freehold site with 833 service apartment units housed in a 37-storey tower, along with commercial shop lots that will enhance everyday convenience for residents.

The development has a starting price of RM480,000 with five different layout types available ranging from 721sq ft to 1,432sq ft.

Complementing its prime location and sustainable design, M Amaya offers an extensive range of more than 40 lifestyle facilities from active recreational amenities such as a pickleball court and an infinity swimming pool, to wellness-focused spaces including a yoga room and a ladies' gym.

In conjunction with the grand launch of M Amaya and the opening of its sales gallery, Mah Sing commemorated the official opening of the enhanced Batu Maung roundabout, a Corporate Social Responsibility initiative in collaboration with the Penang Island City Council.

Costing around RM875,000, the project involved landscape beautification, contemporary landmark sculptures, lighting, signage and infrastructure upgrades for a welcoming gateway into Batu Maung.

Mah Sing's group chief executive officer and executive director Datuk Voon Tin Yow said Penang has always been one of Mah Sing's key markets.

"Since our entry into this state in 2007, we have delivered several successful developments, from Southbay in Batu Maung to Ferringhi Residence in Batu Ferringhi, all of which reflect our long-term commitment to Penang and have been well received by the local market.

"Last October (2025), we launched M Zenni, our first M Series development in Penang, which has been well received by homebuyers, with only limited units remaining.

"Encouraged by this strong response, we have launched M Amaya.

"I am happy to share that Phase 1A has achieved a 92% take-up rate.

"M Amaya is designed with today's homebuyers in mind, offering practical layouts, comprehensive lifestyle facilities and sustainable features," he said in his speech during the launching held at the M Amaya sales gallery in Batu Maung, Bayan Lepas, on Thursday (July 9).

He said building on their sustainability journey, which began with M Zenni, M Amaya is designed to achieve GreenRE Gold certification upon completion as well.

On the company front, he said they have performed well in the first five months of 2026, achieving property sales of RM978mil out of their full-year sales target of RM2.76bil, mainly driven by our M Series projects. 

"With a robust balance sheet and ample liquidity, we will continue to look for strategic land acquisitions to expand our residential and industrial portfolios in Penang, Klang Valley and Johor.

"With Penang experiencing rapid growth and major ongoing and upcoming infrastructure projects, such as the Penang Silicon Island development, the expansion of the Penang International Airport and the upcoming Mutiara LRT Line.

"Complemented by Penang’s well-established industrial base that continues to attract strong foreign direct investments, these developments will create more job opportunities and therefore increase the demand for housing," he said.

During the event, it was announced that premium supermarket chain Village Grocer will be the anchor tenant of M Amaya’s retail podium, occupying close to 19,000sq ft of retail space.
