New industrial hub takes shape in Rawang

THE industrial landscape of northern Klang Valley has seen a significant boost following the launch of Elmina Business Park 2 in Rawang, Selangor.

This expansion builds on the success of Sime Darby Property Bhd’s original Elmina Business Park, addressing the growing demand for prime industrial space within the established Guthrie Corridor.

The project’s maiden release, comprising Phases 1A and 1B, offers 19 freehold industrial land lots.

Market response had been notably positive, with an estimated 70% take-up rate, according to a Sime Darby Property media statement.

This highlighted the scarcity of prime industrial parcels in a region known for its robust infrastructure and wellness- centric design, the company said.

Spanning 242.8ha with a total gross development value of RM1.72bil, the park features 72 units of semi-detached factories and industrial lots ranging from 0.8ha to 1.6ha.

Businesses can also take advantage of flexible built-to-suit and built-to-lease options to accommodate diverse operational requirements.

Connectivity is a cornerstone of the development located 2km north of Elmina Business Park.

The site enjoys direct access via the dedicated Lagong interchange on Guthrie Corridor Expressway (GCE), providing seamless links to the North-South Expressway and LATAR Expressway, both situated about 2km from the GCE exit.

It also boasts multi-modal transport links, with Kuang KTM station located within 2km, Subang Airport within 25km and two future ECRL stations at Serendah and Puncak Alam planned within 20km.

Sime Darby Property chief operating officer (township development) Appollo Leong said the project aimed to revolutionise industrial townships by focusing on ecosystems where businesses could prosper.

“With Elmina Business Park 2, we are delivering the same world-class standards and freehold advantage in a strategically located, high-growth corridor.

“The limited units remaining present a timely opportunity for businesses to secure land in a development that supports long-term growth, operational efficiency and workforce well-being,” he said.

The 607ha Elmina Business Park remains Klang Valley’s largest freehold industrial hub.

It is notably set to house Google’s first hyperscale data centre in Malaysia scheduled for completion this year.

The media statement also stated that the new phase integrated business functionality with sustainability, offering a proposed business support centre, staff housing and 44.5ha of parkland for employee rejuvenation.
