No application received for development on Ukay Perdana slope, MPAJ reiterates


AMPANG Jaya Municipal Council (MPAJ) has again dismissed claims that a development project is in the works on a slope in Taman Sering Ukay in Ukay Perdana, Selangor.

In a statement to StarMetro, MPAJ said it had not received any application for planning approval at the site.

“MPAJ has only issued appro­val for slope stabilisation works aimed at strengthening soil integrity,” it said.

The council added that the works were scheduled for completion in April, with the contractor required to hold engagement sessions with residents every three months.

The issue sparked concern after posts circulated on social media last month, adverti­sing a planned residential project.

The posts claimed that the development, comprising four high-rise blocks, would kick off on April 1 and was slated for completion in 2033.

A 39-page document was also shared in a residents’ chat group, giving details of the supposed project such as floor plan and artist’ impression.

Residents began highlighting their suspicions last year, after earthworks commenced in the area, reportedly for reducing the incline of the slopes, which are categorised as Classes 3 and 4.

They also held a meeting with Ampang MP Rodziah Ismail who gave her assurance that no development project was being planned there.

The issue was reported last year on May 9 and 14, and again on July 22.

The council had maintained then that no proposal had been received to develop the slopes.

In the statement, MPAJ stressed that all development proposals must adhere to zoning provisions set out in Ampang Jaya Local Plan 2035 (Amendment).

“This is especially pertinent for projects on Class 3 and Class 4 slopes, which require compliance with a 2010 guideline on slope development issued by the Town and Country Planning Depart­ment.

“The Environmentally Sen­sitive Technical Development Committee will also assess any proposals based on geotechnical study, mapping, earthwork plans and stabilisation works, following which, the developer must submit a social impact assessment,” it said.

MPAJ said fulfilling these requirements were mandatory before a developer could obtain planning approval for its project.

Former Taman Sering Ukay Residents Association chairman Brig-Jen (Rtd) Datuk Mohd Arshad Raji said he was fed up with uncertainty surrounding the ongoing works.

“I want clarity on the issue and assurance that no development will take place there.

“We just want to live in peace,” he added.

Resident Norazuin Jawari said many homeowners remained wary that a project might come up on the slopes in future.

She also called for stricter controls on the ongoing works.

“Since the stabilisation project began, dust has been coming into our homes and dirtying our cars,” she said, adding that mud and sediment were also a common problem in the neighbourhood after it rained.
