Selangor starts fund to resolve strata title issues

THE state government has launched the Selangor Strata Fund (DSS) initiative to solve strata title issues in phases.

Six apartment buildings have been identified as pilot projects.

The buildings are Flat Bunga Raya (Port Klang), Pangsapuri Seroja (Puchong), Apartment Dahlia (Rawang), Rumah Bandar Taman Saga (Ampang) and Pangsapuri Permai and Pangsapuri Seri Damai in Batu Caves.

Selangor Mentri Besar Datuk Seri Amirudin Shari said the state had approved RM10mil for the fund under its budget this year.

He said a total of RM100mil would be required to resolve all strata title issues in apartment schemes in Selangor over the next 10 years.

“Although this involves significant financial implications for the state, the initiative will be continued in the interest of current owners and the future generations, to enable secure inheritance of the properties.

“The strata title grant is an important document that clarifies ownership rights, facilitates the inheritance process and protects the rights of heirs.

“It is important for property owners to ensure they obtain the strata titles without delay for the benefit of future generations,” he said at the Program Rewang Komuniti Strata event at Taman Putra Perdana Food Court in Puchong.

Amirudin also said the DSS initiative was expected to generate returns for the state within 10 years, as residential units that have obtained strata titles would be paying parcel quit rent.

Also present at the event was state housing and culture committee chairman Datuk Borhan Aman Shah.

He said strata housing development in Selangor had grown rapidly in the past two decades.

“According to the Department of the Director-General of Lands and Mines, there were 898,368 strata titles registered in Selangor as of 2023.

“Across the state, 648 development schemes, involving 138,817 residential units have been unable to obtain strata titles since 2007,” he said.

The programme, which attracted many residents from the surrounding area, kicked off with mass aerobic exercises, followed by activities like traditional games competition, basic health and teeth check up, and community cooking.

Young children had a fun time playing at the inflatable playground and getting close to animals at the petting zoo set up just for the programme.

There were also many booths set up by government agencies for the people to get to know more about the services.
