Of some 200 units here, only 80 owners have managed to get their property titles while the rest are still waiting for the developer to expedite the process.
Teratai assemblyman Bryan Lai Wai Chong said the onus was on the developer to arrange for the transfer of the master title to individual strata titles for unit owners.
“By right, after the key handover to buyers, a developer should consult with the property owners to form a Joint Management Body (JMB).
“The developer and the JMB should then work together to apply for strata titles for the unit owners from the state government,” he explained.
He said a JMB would be able to assist the individual owners to liaise with the developer and relevant authorities.
“However, the townhouse residents have not set up a JMB until today 20 years on,” he noted.
A townhall session organised to discuss the matter with unit owners was attended by some 60 residents.
“We hope the matter can be resolved this year after we collect all the necessary documents from unit owners,” said Lai.
His aide, Mohammad Firdaus Babh said the matter had been forwarded to Selangor Land and Mines Office (PTG).
“Selangor PTG had instructed the developer to expedite the transfer of strata titles to the remaining owners,” he said.
Ampang Jaya Municipal councillor for Zone 23, Mohamad Samat, who moderated the townhall session, reminded unit owners to settle any maintenance fee arrears owed to the developer so that the strata title application process would go smoothly.
After the townhall, Lai distributed Mandarin oranges to the attendees in conjunction with Chinese New Year.
Also present was Taman Saga Neighbourhood Watch Committee chairman Masli Suratin.
