OGX to buy RM19mil Damansara property for new HQ

PETALING JAYA: OGX Group Bhd is proposing to acquire a three-storey detached warehouse with a four-storey office annexed thereto and a guardhouse, with a land area of 4,086 sq metres in Damansara, Selangor from Trisystems Engineering Sdn Bhd for RM19mil.

In a filing with Bursa Malaysia, OGX said the proposed acquisition forms part of the intended utilisation of public issue proceeds disclosed in the company’s prospectus, whereby RM30mil of the proceeds raised from its initial public offering has been earmarked for the acquisition of a new headquarters (HQ), together with the associated renovation and fit-out costs.

“The group is currently operating in two units of three-storey factories, which are located in Bukit Jelutong, Shah Alam, with an aggregate built-up area of approximately 14,000 sq ft.

“These premises accommodate the group’s corporate office, comprising two large meeting rooms and 70 workstations as well as its warehouse. As the group’s business has expanded, the existing premises have become increasingly constrained.”

Due to the limited office space, OGX said it has implemented a hot-desking arrangement, under which employees do not have permanently assigned workstations and instead utilise available workstations on a rotational or as-needed basis to optimise space utilisation.

“The new HQ will house the group’s business operations, and also includes a dedicated experience centre to showcase its information technology infrastructure solutions and products offerings, a larger warehouse space as well as a dedicated floor space for potential future business ventures.

“The relocation of the group’s headquarters to the subject property will allow the group to scale up its operations and accommodate a larger workforce to better serve both its existing and new customers.”
