Co-chief executive officer of the property development division, Chai Keng Wai, said strong take-up at Levia Residence Kuala Lumpur among young families and urban professionals has reinforced the group’s outlook for upcoming projects.

He noted that the development has attracted a diverse mix of local and foreign purchasers.

According to him, today’s buyers are seeking homes that combine comfort, functionality, and lifestyle-oriented spaces.

“Levia Residence was designed with this in mind. The concept integrates hotel-inspired facilities by Five Senses Property Management with practical residential layouts, creating an environment that supports both relaxation and daily convenience,” Chai told StarBiz.

Levia Residence Kuala Lumpur has achieved about 88% sales, driven in part by the property’s convenient connectivity for residents.

The project anchors Matrix Concepts’ recurring development pipeline, supporting progressive revenue recognition in the coming financial periods.

“Our expansion into the Klang Valley complements our established presence in Negri Sembilan and supports our strategy of geographic diversification while maintaining disciplined growth,” Chai said, noting the group’s commitment to delivering quality developments that generate sustainable value for homeowners and shareholders.

Touching on rising material costs, Chai said the group’s in-house construction capabilities gives it “a competitive edge through tighter project control”.

“Like many developers, we operate in an environment where material costs and labour availability can fluctuate due to global economic conditions.

“However, we emphasise early planning, procurement discipline, and close coordination with contractors and partners.

“For Levia Residence, we are pleased that the project has progressed smoothly, with structural completion achieved 60 days ahead of schedule,” Chai added, demonstrating the strength of the group’s internal collaboration.
