SimeProp to develop additional data centres

PETALING JAYA: Sime Darby Property Bhd (SimeProp) has signed its second build-and-lease agreement, worth up to RM5.6bil, with Pearl Computing Malaysia Sdn Bhd, a wholly owned subsidiary of a multinational technology company, to develop new data centre facilities at the group’s Elmina Business Park in Selangor.

This project builds on SimeProp’s initial entry into the data centre segment, announced in May 2024, when it partnered with Pearl Computing to develop its first hyperscale facility on a 49-acre site within Elmina Business Park, with a lease value of RM2bil.

In a statement, SimeProp said infrastructure development for the new data centre facilities is currently underway, with completion targeted for 2027.

“Following that, the parties will enter into a 20-year lease valued at up to RM5.6bil, with options to renew for two additional five-year terms,” it said.

SimeProp said the site is located in “close proximity” to Pearl Computing’s first data centre, which is under construction and expected to be completed in early 2026.

SimeProp group managing director Datuk Seri Azmir Merican said the new agreement highlights the property developer’s ability to deliver, own, and lease data centres that meet the demands of the global digital economy, “exemplifying the technical sophistication and operational reliability required for mission-critical, complex infrastructure assets.”

“The presence of these data centres in Elmina Business Park enhances Selangor’s attractiveness as a key digital hub for Malaysia, supported by Selangor’s well-developed infrastructure, business-friendly policies, and collaborative efforts from authorities,” he noted.

SimeProp concluded that these initiatives reflect a robust expansion into the high-value data centre asset class and “affirm SimeProp’s position as a key enabler of Malaysia’s digital transformation journey.”

SimeProp’s first data centre for Pearl Computing, announced in May, saw the former award a RM815mil contract to Gamuda Bhd wholly owned subsidiary Gamuda Engineering Sdn Bhd for the construction, completion, testing, and commissioning of the facility.

Additionally, Gamuda Engineering secured a separate RM928.6mil contract from Pearl Computing for the fit-out and commissioning of the data centre’s mechanical, electrical, and plumbing works.

Although the multinational technology company is not named, it is likely to be Google, as Google has announced that its first data centre and Google Cloud region will be located at SimeProp’s Elmina Business Park in Sungai Buloh, Selangor.
