Strong demand for Sime Property's Elmina Valley Five properties


KUALA LUMPUR: Sime Darby Property's Elmina Valley Five (EV5) has attracted strong demand as buyers snapped up 90% of 373 units on offer during the weekend launches.

Phase 1 of EV5 comprises 168 units was launched on March 23, with virtually everything sold out. 

The second phase of EV5 homes, launched on April 27, saw 83% of units taken up (171 out of 205 units) within two days. 

Sime Property said 37 units consisting of corner and intermediate units were still available for purchase.

EV5 is the last instalment of Sime Darby Property’s best-selling Elmina Valley (EV) series.

It is a free-hold development located at the City of Elmina and part of a well-connected township that is situated right next to the iconic Elmina Central Park, a 300-acre park, of which 36 acres have been completed.

Chief operating officer for township development Datuk Wan Hashimi AlBakri Wan Ahmad Amin Jaffri said Sime Property planned to launch only 113 units of phase two .

“But after seeing the response from buyers on the first day, we made the decision to open up all 205 units for purchase. This brings the overall take up of EV5 to 90%, a major achievement in a challenging market,” he said. 

The second phase of EV5 offers double-storey link homes with built-up areas from 2,404 sq ft with prices starting from RM850,399 (after sales rebate and before Bumiputera discount). 

Purchasers are also eligible for stamp duty exemption for property purchases up to RM1mil before June 30, 2019 as part of the National Home Ownership Campaign 2019.

EV5 homes feature large built-up areas and an open plan layout, allowing flexibility in the usage of interior spaces. 

Sime Property said the homes were designed with large windows for abundant natural lighting, along with multigenerational features such as ramps, spacious bedroom and bathroom on the ground floor, low height switches and pocket sliding doors for the convenience of the disabled or elderly. 

It also said homes in Elmina Valley Five also come with FittingsPlus+, which include built-in air conditioning piping, instant water heaters, booster pump and external water filter.

Other features include stone wool roof insulation, quality timber flooring and built-in alarm system. All EV5 homeowners will also enjoy complimentary high speed internet up to 1Gbps from TIMEdotcom for 2 years. 

To date, Sime Darby Property has delivered 1,282 homes in the EV precinct over the last three years and EV5 is the last of this popular precinct.
