First phase of MBW Bay development completed

The first phase of the MBW Bay (Vista Tiara) project — Florian Residences Tower 7 and 8 — developed by a subsidiary of MB World Group Bhd, has been completed.

Housing and Local Government (KPKT) Minister Nga Kor Ming led a delegation to visit the site on Dec 9 in conjunction with the ministry’s Sentuhan Kejayaan programme and presented symbolic keys to homeowners' representatives, commemorating this significant milestone.

Florian Residences is a freehold development prominently located in Danga Bay, Johor Baru.

The project comprises eight apartment towers across three interconnected podiums, offering a total of 2,003 residential units, including 15 penthouses. Typical units come in a variety of layouts, with built-up sizes ranging from 495sq ft to 1076sq ft.

Residents will enjoy exclusive access to extensive facilities across the three podiums, featuring one of Johor Baru's longest residential swimming pools, landscaped gardens, a basketball court, a gymnasium and a children's playground.

Once a stalled project, it was taken over by MB World Group in 2024 with financing support from OCBC Bank (Malaysia) Bhd.

Following the completion of 388 units in the first phase, the second and third phases are estimated to be completed by the end of 2026 and 2027, respectively.

To date, MB World Group management and its affiliated companies have been involved in the revitalisation of residential projects totalling nearly 16,000 units.

A portion of these units has been completed and handed over, while the remainder is actively underway.

In recognition of this performance, the group was commended by Nga at the event, lauded as a leading developer in the nation's efforts to revive abandoned housing projects.

“Assisting the community in realising their dream of home ownership is profoundly significant to us.

“Seeing the purchasers finally receive the keys to their homes, which were once abandoned, brings us immense honour and satisfaction.”

Ng added: “We are thrilled to see the completion of the first phase of MBW Bay and look forward to collaborating with the ministry on more revival projects in the future.”.

Another MB World Group’s revival project — the 278-unit Mertajam Heights property in Bukit Mertajam, Penang — is progressing towards completion and is expected to be handed over in the first quarter of 2026.

Looking ahead to 2026, the group anticipates an eventful and productive year as it celebrates its 10th anniversary in the property development business and moves toward the completion and handover of several additional key projects, including Trellis Residences (1,302 units), Aura 1 double-storey terraced house (134 units), Aville Residences (1,046 units), Pandan Heights (1,012 units), and Idaman Heights (1,256 units).

This operational momentum will be further sustained by progress on other ongoing projects, such as Avenue Residences, Permas Heights, Veranda Residences (Phase 2) and MBW Boulevard 1, as well as the launch of new phases within the MBW Bay and MBW Cove mixed developments.
