SPB aims to become a top developer to provide quality and affordable homes in sustainable communities

HOUSING affordability has become a pressing issue for the average Malaysian.

With the cost of living rising and house prices skyrocketing due to increased material and land costs, many are forced to move away from bustling city centres. This means that many will have to settle for subpar houses out of town and be further away from the plentiful job opportunities that are available in the city.

Owning a house not only provides stability for a family to thrive, but it also serves as a valuable asset for securing future financial needs, which many still struggle to attain due to the high cost of homeownership.

This is why Sri Pengkalan Binaan Sdn Bhd (SPB) was founded – to fill the recurring gap.

Established in 1981 by Datuk Yap Pit Kian, SPB has over 40 years of experience in the residential township and mixed development industry.

From its humble beginnings as a housing contractor, SPB has survived several global financial crises and successfully delivered 6,000 homes to date.

Customer-centric innovation

In recent years, under the leadership of chief executive officer Datuk Jacky Yap, chief financial officer Datuk Sean Yap and chief operating officer Lih Shyan Yap, SPB has amassed 486ha of land bank in Selangor, Kedah, Melaka, Perak and Johor.

SPB’s success stems from the company’s ability to thoroughly understand the market, which is a result of key engagements with customers via in-depth interviews and surveys.

SPB then works with the best-in-class town planners, architects and engineers to curate townships that fulfil customer wishes, to drive its brand mission of ‘Building Dreams, Improving Lives’.

“We don’t agree with cookie-cutter designs as every market is unique. We always make sure every township we curate is something we can take pride in and something that the mass market can afford,” said Datuk Jacky Yap.

“We are here to serve and build a legacy, one household at a time. And I am glad to say that we are very much on the right track in fulfilling that mission.”

Due to its innovative designs, every township that SPB launched since 2020 has clinched multiple awards from some of the most reputable organisations such as Star Outstanding Business Awards (SOBA), StarProperty and iProperty.

Among the awards SPB has won include:

  • Best Innovation Platinum Award 2022 – Overall
  • Cornerstone Award 2020 and Northern Star Award 2022 -- La Casa Lunas township in Kulim, Kedah.
  • Southern Star Award 2021 and Best Value Landed Development 2021 -- Acacia Heights township in Kluang, Johor.
  • Cornerstone Award 2021 -- Taman Nuri in Durian Tunggal, Melaka.

Sustainability

SPB firmly believes in infusing sustainability into its core business and has been actively giving back to the community since its inception.

“We believe in ‘doing well by doing good’. And we start by prioritising the welfare of all our SPB-ians,” said Lih Shyan.

SPB has continued to prioritise the well-being of ‘SBP-ians’, which is evident from its interest-free loan policy that is offered to its employees who are in need. SPB even provides support and sponsorship for employees to complete their Haj pilgrimage.

Other than striving for ‘zero defects’ across all its townships, SPB also aims to achieve Green Building (GreenRE) status for all of its future projects and launches.

The company also actively collaborates with local NGOs for every project that is handed over, to not only raise awareness on social causes among its wide customer base, but also to support the NGOs financially.

Thanks to efforts such as this, SPB clinched the Best Employer and Best CSR awards at SOBA 2022 and the Malaysia Institute of Human Resource Management (MIHRM) Awards 2022.
