IOI Properties Group launches ‘Buy with Tenant’ campaign, with up to 6% rental returns

IOI Boulevard at Bandar Puchong Jaya is one of the participating projects for the IOI Buy with Tenant campaign.

WHEN it comes to investing in a commercial property, there are sure to be many challenges along the way.

And getting the right property is only the first step, as the hassle of securing a tenant comes next, which is not as easy as it may seem, especially in the current economic climate.

In recognition of these challenges, IOI Properties Group (IOIPG) has recently introduced a first-of-its-kind ‘IOI Buy with Tenant’ campaign.

The campaign is set to offer potential investors an easy entry into the commercial property market, with the certainty and peace of mind of guaranteed rental returns.

With the campaign, you can become an instant landlord and enjoy instant rental income with a yield as high as 6%. With the campaign, you can become an instant landlord and enjoy instant rental income with a yield as high as 6%.

“With the ‘IOI Buy with Tenant’ campaign, investing in a shop or office becomes easy. As the name suggests, all the participating commercial properties are completed and tenanted,” said IOIPG group sales, marketing and branding head Nicole Lee.

“This means that when you buy the property, you will take over the existing tenancy agreement and ownership of the property. You will then become an instant landlord and enjoy instant rental income with a yield as high as 6%.”

IOIPG, which owns and manages the largest mall in Malaysia – IOI City Mall – is also armed with years of experience and expertise in property leasing and management. This allows the group to offer some of its matured commercial properties in bustling locations such as Puchong and Bangi.

“These are mature townships with vibrant communities, bustling trade and robust economic activities. Investing in these townships makes perfect sense because of the ready market and catchment.

“With the ‘IOI Buy with Tenant’ campaign, you can look forward to owning a tenanted commercial property in an address such as IOI Business Park in Bandar Puchong Jaya, at a starting price of RM440,000,” said Lee.

To make it more attractive, IOIPG will even bear the cost of stamp duty on the memorandum of transfer (MOT) and legal fees on the sale and purchase, as well as loan agreements for all units transacted.

IOIPG chief executive officer Datuk Voon Tin Yow added that potential investors may also take advantage of the IOI Finance scheme.

“Hence, we have a keen interest to continue to enhance the value of our developments as we bring in quality tenants and a rich mix of businesses to improve the economic ecosystem, which in turn generates positive returns for property owners who have placed their trust in us.”

The ‘IOI Buy with Tenant’ campaign will run from Nov 21 to January 15 next year.

Participating properties include IOI Business Park, IOI Boulevard and Skypod Square in Bandar Puchong Jaya, and Enigma Square in Bandar Puteri Bangi.
