PETALING JAYA: Sunway Ipoh Mall has secured tenants for 80% of its retail space ahead of its planned opening in the fourth quarter of 2027, with 25 key brands and concepts unveiled for the RM1bil development.
Sunway Malls group managing director HC Chan said the group was confident in the mall's potential, citing the performance of Sunway Carnival Mall in Seberang Jaya, Penang, and limited competition in Perak.
“We are confident in Sunway Ipoh Mall's potential, especially with our sales in Sunway Carnival Mall.
“For context, Sunway Carnival Mall's sales in 2026 have counted better sales per sq m compared to Sunway Pyramid. That gives you a measurement of how confident we are in Sunway Ipoh Mall's performance,” he said during a press conference of Sunway Ipoh Mall Key Tenant Unveiling, at Jeffrey Cheah Performing Arts Centre (JCPAC) here on Tuesday (Sept 6).
Chan said Perak had yet to have a Tier 1 mall serving the state, with market research showing many Perak residents travelled to the Klang Valley or Kuala Lumpur for shopping.

“The state of Perak has yet to have a Tier 1 mall serving them. From our market research, many Perak residents tend to come to the Klang Valley or to Kuala Lumpur for shopping. Sunway wants to serve the community,” he added, saying he was confident the mall would be fully occupied.
The mall, which will be located within Sunway City Ipoh next to Sunway Medical Centre, The Banjaran Hotsprings Retreat and Lost World of Tambun, is slated to open in the fourth quarter of 2027.
Spanning 1.2 million sq ft of net lettable area across four retail floors, the development will accommodate 400 shops. Of the 25 confirmed brands, seven are anchor tenants, while nine will be making their Perak debut.
Six of the seven anchor tenants will be making their Perak debut – Mr D.I.Y. Plus, Parkson Elite, Sunway Ice Rink, Sunway Ipoh Exhibition Centre, Sunway Megalanes and Village Grocer. TGV Cinemas completes the anchor line-up.
Other retailers include Muji, LC Waikiki and TopTen10, which will also open their first stores in Perak, alongside Brands Outlet, Decathlon, Estée Lauder Companies, Harvey Norman, Hooga, JD Sports, L'Oréal Group, Map Active, Neonest, Padini, Panda Eyes, Popular, The Parenthood, Valiram Group and Uniqlo.
Chan said Sunway Carnival Mall serves a population of about one million in mainland Penang, while Sunway Ipoh Mall would cater to about 2.5 million people in Perak.
The mall will feature Perak's first ice-skating rink, a 36-lane bowling centre, multipurpose sports facilities, an exhibition centre and a 10-hall cinema with about 1,500 seats. It will also have a Gourmet Garden, comprising indoor and outdoor dining areas.
Sunway Ipoh Mall will have 2,950 parking bays and 100 electric vehicle charging bays, while public transport and shuttle services are still being explored.
