GEORGE TOWN: Mah Sing Group Bhd has unveiled its latest Penang residential development, M Zenni in Batu Maung – a project that blends modern comfort with sustainable design and seamless connectivity.

Located just 900m from the Second Penang Bridge, M Zenni offers direct access to major industrial and lifestyle hubs and is poised to become a landmark address in Penang’s southern corridor.

Since its launch, about 70% of M Zenni’s units have already been taken up, underscoring strong market confidence in the project’s concept and value.

"From Southbay City to Legenda, Southbay Plaza, The Loft and M Vista, every project we’ve launched in Penang has been fully sold and delivered," Mah Sing Group chief executive officer and executive director Datuk Voon Tin Yow said at the recent opening of the M Zenni sales gallery in Batu Maung.

The opening also marked the relocation of Mah Sing’s Penang office to a newly refreshed space.

"Building on that success, we are confident that M Zenni will once again resonate strongly with the market," added Voon.

He said that M Zenni is on track to become Mah Sing’s first project in Penang to achieve GreenRE Gold certification, featuring sustainable components such as solar panels, an automatic waste collection system, energy-efficient fittings and lush greenery.

"These initiatives go beyond the ordinary, helping to reduce the building’s carbon footprint while shaping a vibrant, eco-friendly community that residents can truly be proud of," he said.

Mah Sing founder and group managing director Tan Sri Leong Hoy Kum said Penang remains a strategic growth market, supported by strong demand from both local buyers and professionals in the state’s technology and industrial sectors

"M Zenni embodies our vision of delivering well-located, affordably priced homes with quality design, sustainable features and lifestyle-centric facilities," he said.

"This development not only meets the needs of today’s homeowners but also invests in the long-term liveability of Batu Maung."

State housing and environment committee chairman Datuk Seri Sundarajoo Somu, who officiated the opening, said Mah Sing’s projects complemented the state’s Penang 2030 vision for inclusive and sustainable development.

"The state government is committed to improving quality of life by providing affordable, high-quality and comfortable homes for middle- and lower-income groups," he said.

"Mah Sing’s consistent focus on quality, innovation and sustainability is commendable and continues to add value to Penang’s housing landscape."

Drawing inspiration from mountain landscapes and Japanese minimalism, M Zenni is designed as a tranquil sanctuary within Batu Maung, offering residents an escape from the city’s bustle without losing urban convenience.

The project comprises a 33-storey serviced-apartment tower and 10 commercial lots, featuring layouts ranging from 688sq ft to 1,184sq ft, with indicative prices starting from RM480,000.

The development also features electric vehicle charging stations, solar energy integration, green-certified building materials and rainwater harvesting systems, all aimed at promoting environmental responsibility and energy efficiency.

Voon said Mah Sing had achieved RM1.15bil in property sales in the first half of this year and would continue expanding its residential and industrial portfolios in Penang, the Klang Valley and Johor.

"Penang is entering a new phase of growth led by manufacturing and digital investments.

"M Zenni is a future-ready residence that complements this progress while providing residents with comfort, accessibility and peace of mind," he added.
