A MAJOR residential and commercial development project at Bukit Jana, Kamunting is set to begin this year.

The project, encompassing about 73ha of land, will see the construction of about 2,000 houses, including affordable homes, and 40 commercial units.

KL Teh Land and Development Sdn Bhd chairman Teh Kok Lim, 37, said the project’s gross development value was RM700mil, and would be completed within six years.

The main aim of the project is to attract prospective housebuyers to own property in the area, which is located about 7.5km from Taiping town.

“It will be my biggest project yet.

“We are confident that the project will be able to attract more buyers with its minimalist home design, ” Teh said.

“I hope to be able to cater to people from Parit Buntar, Bagan Serai and other areas, who plan to work or stay near Taiping.

“It will truly be a golden opportunity for those who wish to have their own homes, ” he added.

Teh said residences would consist of 10% low-cost units, 20% medium-cost and 20% affordable homes, with prices ranging between RM90,000 and RM250,000.

“The other 1,000 units will be open-priced, including double-storey properties priced at around RM450,000.

“There are also plans to build a clubhouse, swimming pool and a driving range in the area, ” he said.

Teh said the average price for a single-storey house in Taiping was between RM285,000 and RM295,000, while a double-storey could be between RM480,000 and RM550,000.

“Houses in Taiping are quite expensive now.

“Some people are even going to Selama to buy houses there, with prices ranging between RM200,000 and RM210,000, ” he said, adding that land in Taiping was also limited.

Teh is no stranger to the development sector, having been in the field since 2003.

His development projects can be found in several parts of Perak, including Gerik and Tanjung Malim, but most are in Taiping.

These include the D’Gerik Commercial Centre in Gerik and Taman Sekiah Makmur, and Taman Bernam Perdana residential projects in Tanjung Malim.

Other housing developments include Murni Residential Housing Scheme with 22 housing units, Taman Tekah Impian (213), Taman Aor Harmoni (20), Taman Gantang Setia (91) and Taman Jana Harmoni (273), all in Taiping.

The Taman Tasik Commercial Centre, located near Taiping Lake Gardens, was the company’s landmark development that raised its profile among locals as well as tourists.

Teh said he still had a few projects currently underway amid the Covid-19 pandemic.

“These include 88 semi-detached houses at Taman Jana Harmoni in Bukit Jana and 180 units in Taman Pengkalan Harmoni, Simpang.

“Both projects are expected to be completed this year, ” he said.

“Another project is at Taman Assam Kumbang Harmoni, with 58 houses in Aulong, which is expected to be completed in the first quarter of 2022, ” he added.

On his future plans, Teh said he hoped to expand his projects throughout the country one day.

“But for now, my focus will be on Bukit Jana.

“I hope to be able to build more affordable and low-cost homes, and help develop Taiping into a sustainable city while also enhancing its historical value, ” he added.
