New place to call home

Find your sanctuary at Ilham Residence @ Elmina Grove, City of Elmina.

AS city congestion gets worse by the day, many are considering living outside the city centre for a more peaceful life.

If you are one of those thinking about moving out of town, one notable neighbourhood you should consider is the City of Elmina. Elmina Grove, the first landed strata precinct in the township, is launching Ilham Residence — the first development in the precinct — in mid-February.

Located approximately 30 minutes away from KL city centre, you can still enjoy what city life has to offer before returning home to your sanctuary.

Ilham Residence features limited units of freehold double-storey All-Gen Homes. Designed with multigenerational features in mind, there is a ground floor suite for grandparents, ramped entryways to accommodate wheelchair users and switches placed at a specified universal design standard height which makes it accessible to all, among others.

Future homeowners can choose from four types of homes, each with a unique layout. If you are a newlywed or young couple with small children, Type 1 (New Beginnings) are 18x60 starter homes — with the perfect amount of space required and convenience of landed living. It also has built-in Bluetooth speakers for leisure purposes.

If you require more space, the Type 2 (The More, The Merrier) 20x60 homes are for young families with growing children. This option comes with child-safety gates to prevent toddlers from wandering away unattended.

Whereas retirees who are looking for a home to spend their twilight years should opt for Type 3 (The Golden Years). Designed for the older generation in mind, these units come with a dual-key design, which allows for the upper floor to be rented out or for family members to live independently. The ground floor has reduced walls and columns for unobstructed access, and a bath with foldable handrails for mobility and safety purposes.

Built for larger families with older children, Type 4 (The Timeless) are 22x65 and 24x65 homes that come with a guest bedroom downstairs to comfortably accommodate your grandparents. The Timeless edition includes all the value-added features of the first three homes — the built-in Bluetooth speakers, detachable child safety gates and foldable handrails for the ground floor bathroom.

As we move towards being a sustainable country, Sime Darby Property — the developer of Elmina Grove — is partnering with TNBX to fit these new homes with solar panels and smart meters as well as home energy management systems.

With this first-of-its-kind collaboration, homeowners can now sell excess energy back to Tenaga Nasional Bhd (TNB) under the Net Energy Metering (NEM) scheme. That said, homeowners who currently pay about RM200 per month will be able to save up to 50% on electricity bills.

When it comes to landscaping and security, rest assured you are in good hands. Ilham Residence will be kept in pristine condition at all times, due to its strata title.

And picture this: with over 4ha of interactive green spaces, residents can play, explore and commune. You can also run along the jogging path which has links to five themed gardens within the development while enjoying peace of mind with 24-hour security and perimeter fencing guarding the development.

As for the other amenities available, there are over 16 unique recreational facilities for all ages, including a tree house, tea house, skate park, outdoor fitness equipment and sprint park, among others.

While the children play together at the playgrounds, teenagers can do their thing at the skate park, with their parents close by at the outdoor dining decks or hosting gatherings at the tea house, and grandparents can relax at the resting deck or reflexology pathways.

On top of all the in-phase facilities, Ilham Residence homeowners will also enjoy two years of free subscription at the City of Elmina’s first-ever residents clubhouse.

The clubhouse will be constructed simultaneously with the residential project, and features exciting components, including an Olympic-sized swimming pool, badminton courts, multipurpose hall, gym/dance studio, games room, club lounge, dining, retail and more.

If driving to Kuala Lumpur on the weekends is not what you prefer, fret not as there will be an exciting commercial development coming up. TEMU @ City of Elmina, just 800m away from Ilham Residence, is the first commercial precinct in the township with 70 units of freehold two- and three-storey shop offices.

Located centrally at the gateway to the City of Elmina and fronting the busy Persiaran Atmosfera, TEMU will be the point of convergence for the township’s current 40,000-strong population.

Designed to be pedestrian- and cyclist-friendly with two integrated landscaped parks, communal green spaces and ample surface parking, residents can easily access the commercial centre by foot, cycling or driving.

Expected to be completed in 2022 — approximately the same time as Ilham Residence — new residents will get to enjoy commercial amenities with well-known F&B brands, a fitness centre and a dining banquet hall.

With such conveniences, greenery, and smart homes all in one location, hurry over and check out Ilham Residence @ Elmina Grove.

Mark your calendars for the preview event of Ilham Residence on Feb 15 (9am) at Elmina Pavilion. The first preview in December already achieved a take-up rate of 80%, so don’t miss out on the second phase preview.
