Axis-REIT sees improved profit from new properties

Axis-REIT had also proposed to distribute 99% from realised income available for distribution generated from operations for 3Q26.

PETALING JAYA: Axis Real Estate Investment Trust (Axis-REIT) has registered a higher profit of RM54.79mil for the third quarter ended Sept 30, 2026 (3Q26) versus the RM52.12mil registered in the same quarter a year ago.

The increase was due to higher income from newly acquired properties, new tenancies and a positive rental reversion from its existing portfolio.

However, revenue for the quarter under review was lower at RM90.77mil compared to the RM92.76mil posted a year ago.

In a statement with Bursa Malaysia, the real estate investment trust said during the quarter, property income was RM90.51mil, while property expenses was RM13.20mil.

Non-property expenses was RM29.98mil, 1.9% lower compared to 2Q26, and non-property expenses was RM29.98mil, 5.7% higher compared to 2Q26 mainly due to provision for doubtful debts made in 3Q26 and financing costs incurred for newly acquired properties.

In addition to that, Axis-REIT said the realised net income from its operations were RM47.58mil.

Axis-REIT had also proposed to distribute 99% from realised income available for distribution generated from operations for 3Q26.

Its total net asset value was RM3.42bil while its net asset value per unit was RM1.69.

On its expenditure, Axis-REIT said a total of RM15.25mil had been incurred for capital expenses – including RM9.05mil for the enhancement of properties under its portfolio and RM6.2mil went towards developing projects.

During the quarter, it had completed the acquisitions of Axis Distribution Centre 1 @ Saujana Putra and Axis Industrial Facility 3 @ Shah Alam.

This changed its property portfolio size to 72 from 70.

For the nine months ended Sept 30, 2026, Axis-REIT recorded a revenue of RM270.1mil, while the realised net income was RM144.4mil.

Meanwhile, the REIT’s management has said it is optimistic on its future based on the current financial performance, its property portfolio and its growth strategy to actively pursue quality investments.

“We are pleased to report that since the listing of Axis-REIT, we have been successful in achieving the investment objectives where the trust has set out to provide the unitholders with a stable income distribution and to achieve growth in net asset value per unit of the trust by acquiring high quality accretive properties with strong recurring rental income.

“There was no change in the investment objectives of Axis-REIT as at the date of this report,” it noted.

Axis-REIT has set aside RM47.58mil which is approximately 99% of total income available for distribution in respect of the period from July 1, 2026 to September 30, 2026 as the 2026 third interim income distribution which translates to 2.35 sen per unit.

This will be payable on Nov 30, 2026.
