KUALA LUMPUR: Capitaland Malaysia Trust
’s (CLMT) net profit for the third quarter ended Sept 30, 2026 (3Q 2026) rose to RM47.02 million from RM34.69 million in the same quarter a year ago.
Revenue increased to RM126.54 million from RM116.04 million previously, with higher revenue from positive rental reversions, rental step-ups at most of its properties and contributions from industrial and logistics assets acquired in 2025, the group said in a Bursa Malaysia filing today.
"Property operating expenses rose marginally by RM200,000, or 0.4 per cent, to RM47.1 million against 3Q 2025.
"This was mainly due to increased utilities expenses, as the automatic fuel adjustment (AFA) tariff changed from a subsidy rate in 3Q 2025 to a surcharge rate in the current quarter, and higher provision for doubtful debts,” it said.
Its net property income rose by 14.9 per cent to RM79.4 million for the quarter under review versus a year ago.
"Finance cost of RM22.9 million was 7.9 per cent lower than 3Q 2025 mainly due to the interest savings arising from medium-term notes refinancing done in 2Q 2026 and certain fixed rate loans being refixed at lower rates in 1H 2026,” it added.
For the nine months ended Sept 30, 2026 (9M 2026), its net profit rose to RM136.82 million from RM107.24 million, while revenue climbed to RM376.98 million from RM352.14 million previously.
On prospects, it said CLMT remains focused on strengthening its portfolio to deliver sustainable income growth and enhance long-term returns amid the current operating environment.
"Targeted asset management initiatives remain a key priority to enhance the value proposition and operating performance of retail properties.
"At the same time, the growing contribution from the industrial and logistics portfolio is expected to further diversify CLMT’s income streams and strengthen overall portfolio resilience,” it said.
CLMT will continue to take a disciplined approach to capital allocation, including pursuing value- and yield-accretive acquisition opportunities to support its long-term growth, the filing said.
CapitaLand Malaysia REIT Management Sdn Bhd (CMRM) chief executive officer and CLMT manager, Yong Su-Lin said CLMT continued to deliver stable performance in 3Q 2026, underpinned by healthy demand across its diversified portfolio against a challenging macroeconomic backdrop.
"With a strong balance sheet, we remain well positioned to pursue accretive growth opportunities while continuing to optimise our existing portfolio. We will remain disciplined in our approach to deliver sustainable returns to our unitholders,” she said.
CLMT is a real estate investment trust (REIT). As at Sept 30, 2026, CLMT's market capitalisation was about RM2.1 billion with total assets of RM5.6 billion. - Bernama
