SD Guthrie kick-starts SimeProp joint venture

PETALING JAYA: SD Guthrie Bhd has entered into two sale and purchase agreements (SPAs) to sell about 1,021.93 acres of land within Bukit Kerayong Estate in Kuala Selangor for RM798.31mil, advancing its joint venture (JV) with Sime Darby Property Bhd (SimeProp) into its implementation phase.

Under the SPA, the freehold land, which forms part of a larger master development, will be acquired by Kerayong Development (Land) Sdn Bhd and Kerayong Development (Ventures) Sdn Bhd, two wholly-owned subsidiaries of the JV.

The proposed land transaction acts as a critical milestone in the strategic partnership between the two companies, following the earlier announcement on Nov 7, 2025 of their 50:50 JV to develop approximately 3,000 acres of land.

The Bukit Kerayong land is proposed to be developed into a next-generation, heavy industrial park anchored by logistics and renewable energy infrastructure, becoming central to Selangor’s evolving industrial ecosystem.

The project is strategically located in a high-growth zone, connected to the key maritime gateway of Port Klang and supported by major transport infrastructure such as the West Coast Expressway and the upcoming East Coast Rail Link.

SD Guthrie and SimeProp will each invest up to RM100mil for a 50% equity participation, reaffirming a joint commitment to unlock long-term value of the landbank while powering industrial growth in Selangor.

The phased approach to the development ensures that the companies can effectively respond to evolving market demands while remaining focused on sustainability, infrastructure readiness, and long-term value creation.

“The Bukit Kerayong development represents a significant opportunity to catalyse economic growth in the region, support industrial and commercial activities, and create lasting value for stakeholders while aligning with national industrial aspirations,” said SD Guthrie president and group chief executive officer, Mohd Haris Mohd Arshad.

He added that the partnership reflects clear steps towards forging a future-ready industrial development by the two companies, which boast a shared heritage.

Datuk Seri Azmir Merican, group managing director and chief executive officer of SimeProp, commented that the development is expected to attract high-value investments, enable significant job creation, and drive Malaysia’s industrial competitiveness.

“This next phase moves our partnership from vision to execution,” he said.

“By integrating SimeProp’s expertise in sustainable master planning with SD Guthrie’s strategic landbank, we are building an industrial corridor equipped to meet evolving supply chain demands.”

The Bukit Kerayong development builds on SimeProp’s flagship integrated township, Bandar Bukit Raja, and complements the wider regional development strategy extending towards Carey Island.

The project, together with the previously announced Carey Island collaboration, constitutes part of a connected industrial corridor spanning Klang, Kapar and Kuala Selangor, supporting the aims of Selangor State Government to enhance its logistics, manufacturing and port ecosystem.
