Striking an ideal work-life balance

MULTIPLE Platinum award-winning Menara KEN TTDI is the full embodiment of sustainable architecture with its hyperefficient green technologies and peoplecentric features. This luxurious green office tower by KEN TTDI Sdn Bhd recently added another feather to its cap by clinching the esteemed Malaysia Property Award 2021 (Office Category) by FIABCI Malaysia.

This is the second FIABCI accolade for the developer, having won in the Sustainable Development Category in 2019. Completed in 2017, the development has since taken flight as the new commercial lifeline in the prestigious vicinity of Taman Tun Dr Ismail in Kuala Lumpur.

With space efficiency at the heart of its design, Menara KEN TTDI comprises Platinum Grade office suites, performing arts theatre (The Platform), art gallery (KEN Gallery), ballroom and function rooms (The Space), food and beverage outlets, rooftop gymnasium (Babel, Malaysia’s most luxurious gym) and four levels of basement car park.

The commercial space occupies the first three levels of the 13-storey tower. The building also has a co-working space called The Offices at Level 11 while rooftop recreational facilities include a swimming pool and sky bar.

It should be noted that the commercial lots and office suites (full floor or smaller unit) are only up for lease, of which limited units are still available. Building work-life balance into its spaces, this iconic structure integrates complete lifestyle needs for today’s urbanites and corporate executives, reducing their need to commute for recreation or satisfy their palate.

KEN Holdings Bhd executive chairman Datuk Kenny Tan said work, play, rest and culture all come under one roof in promoting a healthier and sustainable community. “We realised offices are full during the day but empty at night. We want the spaces here to be taken over by families who have come for the food and theatre after the office folks have left.

“I consider Menara KEN TTDI to be more of a cultural building as its art gallery features a permanent collection of over 100 pieces by talented Malaysian artists while the three exhibition halls are suitable for art exhibitions, social functions and more.”

He added that today, most people spend longer hours in the office than at home, and as such, Menara KEN TTDI is designed to not only provide first-class office specifications but also sustainable practices from air quality to lighting, building management and security.

“As a green developer, we are not just constructing a home or a building. We see a bigger picture of how our creations will affect the lives of the surrounding communities and society as a whole as we build towards a sustainable future and take Malaysia’s property market to the next level.”

The green concept

Designed to embody the essence of energy efficiency, the structure focuses on maximising natural light with its double-glazed low-emission glass facade. With only an 18% reflective rate, the building is filled with ample natural lighting. The full height glass panels also accord each corporate office suites with stunning views of their surrounds.

The suites ranging from 1,700sq ft to 27,000sq ft are column-free spaces that enable tenants the flexibility of planning out their ideal work spaces. The 24-hour zoned air-conditioning with individual control system allows them to switch on at specific area.

Menara KEN TTDI applies the exfiltrated cool air system where the cool air is exfiltrated from the air-conditioned spaces to cool the core of the building. This enhances the indoor environmental quality by optimising the thermal comfort for the users yet reducing the usage of air-conditioning.

Other green features include Photovoltaic (PV) panels on the rooftop to harvest renewable energy from the sun, mechanical ventilation control system in the car park to improve air quality, water efficient wares and fittings, and rainwater harvesting system.
