PETALING JAYA: Kwasa Land Sdn Bhd is advancing the next phase of growth across the 912.6ha Kwasa Damansara township, as completed neighbourhoods, extensive infrastructure, developments under construction, new residential offerings and active lifestyle destinations create visible momentum across the township.
The progress was shared during the Kwasa Damansara Media Day and Site Tour, where media representatives received a firsthand look at how the township’s long-term masterplan is progressively taking shape on the ground.
The programme included a briefing by Kwasa Land managing director Datuk Adenan Md Yusof, followed by a guided tour of developments representing different stages of Kwasa Damansara’s growth.
Kwasa Damansara falls under the jurisdiction of both Shah Alam City Council (MBSA) and Petaling Jaya City Council (MBPJ).
The developments featured during the site tour are located on the Shah Alam side of the township and include completed neighbourhoods, projects under construction and recently launched residential offerings.
“Developing a township of this scale requires careful planning, strong infrastructure and close coordination between many parties. More importantly, every component must contribute to the wider vision for the township,” said Adenan.
“Today, we are beginning to see these different components come together more clearly. Completed neighbourhoods, extensive infrastructure, developments under construction, new residential offerings and active lifestyle destinations are creating visible momentum across Kwasa Damansara.”
The residential component of Kwasa Damansara continues to progress through a combination of completed neighbourhoods, developments under construction, recently launched residences and upcoming projects.
On the Shah Alam side, Dedaun Rimba is a completed 264-unit residential development comprising 68 three-storey link homes and 196 one-and-a-half-storey townhouses.
Developed by YTL Land and Development Bhd across 5.14ha, Dedaun Rimba has received its Certificate of Completion and Compliance. Its link homes sold out during the initial sales preview, while its townhouses recorded an 80 per cent take-up rate on the same day.
Daya Residence is a 260-unit freehold, low-density development by TSR Development Sdn Bhd. Developed across two phases, it comprises 34 semi-detached homes, one bungalow, seven town villas and 218 condominium units.
Linari, which is currently under construction, comprises 496 residential units, including 480 condominium units across two towers and 16 Parkhomes. The development is scheduled for completion in 2028.
Tujuh Residences, developed by MRCB within the 25.9ha Kwasa Damansara City Centre (KDCC), offers 573 residences across two residential wings.
RIA Residensi by Sunsuria is located next to Linari and offers MRT-linked freehold homes. Developed in two phases across a 3.84ha site, RIA will comprise 520 residential units, including 494 condominium units and 26 landed homes.
Waringin is another recent residential addition to Kwasa Damansara. A low density address across 8.53ha with 820 homes in total, it is to be delivered across two phases comprising terrace homes and four condominium towers.
Beyond the developments featured during the site tour, the upcoming pipeline on the Shah Alam side includes Exsim’s D’Nuri and D’Evia, as well as a new development by PPB Hartabina.
Development momentum is also growing on the Petaling Jaya side of Kwasa Damansara.
This includes ParkCity Damansara Phase 1, known as Zenia, as well as projects by Serene Impian, LBS Bina Holdings and Nadi Cergas.
The Petaling Jaya side of Kwasa Damansara will also be home to the township’s first international school, which will be developed by Educ8, the organisation behind Epsom College in Malaysia.
While these developments were not included in the day’s site tour, they demonstrate the wider progress taking place across both sides of Kwasa Damansara and the growing range of homes and community offerings being introduced to meet different lifestyles and household needs.
Inclusivity remains central to Kwasa Damansara’s development vision.
Idaman Kwasa Damansara brings affordable homeownership into a well-connected, master-planned township. Its first phase comprises 1,669 homes across 5.63ha and is targeted for completion in 2027.
The development recorded an encouraging response, with more than 3,400 approved applicants, reflecting demand for quality and accessible homes within a well-connected township.
Idaman Kwasa Damansara forms part of a wider plan to deliver 11,000 affordable homes across the township.
“At the end of the day, we want Kwasa Damansara to serve a broad cross-section of Malaysians,” said Adenan.
“Quality homes, connectivity and access to community amenities should not be limited to only one segment of society.”
Kwasa Damansara is planned as a transit-oriented development supported by an established public transport and road network.
The township is served by two operational MRT stations, Kwasa Damansara and Kwasa Sentral and has access to two KTM Komuter stations, Sungai Buloh and Subang SkyPark.
The Kwasa Damansara MRT station serves as an interchange between the MRT Kajang Line and MRT Putrajaya Line, providing wider rail connectivity across the Klang Valley.
Kwasa Damansara is also connected to six major road and expressway networks.
The township is located approximately four kilometres from Sultan Abdul Aziz Shah Airport in Subang.
Connectivity within the township is equally important. Planned walking and cycling routes will connect residential neighbourhoods with public transport, parks, community amenities and lifestyle destinations, making it easier for people to move around Kwasa Damansara.
Approximately 101.6ha, or 11 per cent of Kwasa Damansara, have been allocated for parks, landscaped areas and other green and open spaces.
These include nine planned parks and a network of walking and cycling routes designed to encourage healthier and more active lifestyles.
Kwasa Damansara is being developed with the ambition of becoming a low-carbon city. Its sustainability approach includes green infrastructure, integrated stormwater management, pedestrian connectivity and the preservation of natural areas as part of its long-term environmental and community planning.
For Kwasa Land, sustainability should be something that people can experience in their daily lives, whether through easier access to public transport, connected walking routes or green spaces where communities can come together.
As the residential population grows, Kwasa Land is progressively developing the township’s commercial, community and lifestyle ecosystem.
Kwasa Damansara City Centre will serve as the township’s emerging commercial centre, supporting future business, employment, retail and community activity.
Located adjacent to Menara KWSP, the headquarters of the Employees Provident Fund (EPF), KDCC will complement the surrounding residential and lifestyle developments while contributing to a more connected and vibrant township.
Urban Eats, located next to Menara KWSP, is already providing an early glimpse of the community experience envisioned for Kwasa Damansara.
Given the scale of Kwasa Damansara, the township is being developed progressively according to infrastructure readiness, market conditions and community requirements.
Looking ahead, Kwasa Land’s priority is to continue building the residential population, strengthening infrastructure and introducing the right commercial, community and lifestyle offerings at the right time.
“The progress we are seeing today reflects the deliberate and phased approach required to develop a township of this scale,” Adenan added.
“Each component must contribute to the wider township ecosystem. Our role is not simply to deliver individual developments, but to ensure that they come together to create a connected, active and liveable community over the long term.”
Kwasa Damansara remains a long-term development, but its progress is becoming increasingly visible.
“We are moving from masterplan to reality, and from individual developments towards a more complete township experience,” said Adenan.
Through the Media Day and Site Tour, Kwasa Land reaffirmed its commitment to sharing the township’s progress openly and providing stakeholders with accurate information about its development and future direction.
