BUYING a home has traditionally been viewed as a single transaction.
Artificial intelligence (AI) is opening the possibility that it could become the beginning of a lifelong digital relationship between homeowners, property professionals and service providers.
Recognising this opportunity, I-Berhad is working with IQI Global, ESP Global and PropNex, together with Firdaus and Associates as the lead agency, to market AI Living @ i-City, the world's first AI Living residential development.
The collaboration marks the beginning of a shared effort to explore how AI could reshape the entire property ownership lifecycle – from helping buyers discover and purchase their homes, to supporting rentals, sub-sales and resident services long after the transaction is completed.
“AI Living is not just about building AI-enabled residences. It is about exploring how AI can improve every stage of the homeowner journey – from discovering a property and completing the purchase, to renting, reselling and accessing services throughout ownership.
“By bringing together four leading agencies, we have an opportunity to shape that future together," said I-Berhad director Datuk Eu Hong Chew.
At the centre of this longer-term opportunity is UrbanOS, the digital orchestration platform being developed by i-City to connect AI, robotics, smart-building systems and resident services across the AI Living ecosystem.
The four agencies have each invested significantly in digital technologies and AI to improve customer engagement and agent productivity.
While each agency brings different digital capabilities, all four believe AI Living provides an opportunity to rethink how the property profession creates value throughout the ownership lifecycle.
ESP managing director Aldrin Tan said the project illustrates how digital platforms can evolve into long-term ecosystems connecting developers, property professionals and residents.
"The real opportunity lies in integrating the entire property lifecycle. AI Living allows the industry to explore how AI can create stronger connections between homeowners, service providers and the wider community over many years."
According to IQI vice president Kamal Abd Ghafur, AI Living represents a natural extension of the industry's digital transformation.

PropNex believes the initiative demonstrates how AI can connect every stage of the customer journey rather than simply making individual transactions more efficient.

As lead agency, Firdaus and Associates executive chairman Datuk Sr Firdaus Musa, sees the collaboration as an opportunity for the industry to evolve together.

The four agencies will begin engaging the market and registering prospective buyers for AI Living ahead of its targeted official launch in October 2026.
The signing of Sale and Purchase Agreements is expected to commence in the second quarter of 2027.
AI Living may be remembered not simply as the world's first AI residential development, but as the first project where developers and property professionals came together to redefine what property ownership means in the age of artificial intelligence.
