Property overhang under control, says ministry

IPOH: The number of overhang housing properties nationwide is manageable, says the Housing and Local Government Ministry, rubbishing a report alleging thousands of unsold units.

A spokesperson from the ministry said that the national housing market is still stable and under control, while dismissing a report that there were over 100,000 units of unsold houses nationwide.

“The government’s efforts in enhancing the housing policy by balancing supply and demand has been positive.

“Based on official data by National Property Information Centre (Napic), the number of unsold houses as of the first quarter of 2025 was 23,515 units,” the spokesperson said yesterday.

“In 2022, there were 35,592 units, followed by 26,872 units in 2023 and 24,208 units (2024),” the spokesperson said, adding that the properties consist of houses that have been completed but unsold; under construction not yet sold and unsold not constructed.

“The trend of houses being unsold in the first quarter of the year has dropped since 2022.”

The spokesperson said the ministry works closely with Napic to prepare reports on national housing data.

“This strategic collaboration is strengthened through the ‘One Data for One Nation’ initiative whereby the single data entry method is implemented through the National Housing Depart­ment’s Housing Information Management System (HIMS).

“This system is to ensure accurate, clear and consistent data on housing in the country and should be the main referral for the housing sector to prevent discrepancies in reports by various agencies, state governments, local governments and developers.

“With accurate and consistent data, the housing policy can be planned more effectively and is focused while centred on real demands by the people.”

The spokesperson also said that the ministry has recommended 13 initiatives to the Finance Ministry to prepare for the 2026 Budget.

“These suggestions are expected to boost the Madani economic framework, including helping people own their first homes with ease via the implementation of the Madani House Ownership Campaign 3.0.

“The campaign will consist of tax and non-tax incentive packages that are aimed at encouraging home ownership while also boosting the growth of Malaysia’s real estate sector as a pillar of the country’s economy.

“The ministry assures the public that the government is always committed to ensuring that the property market remains healthy, sustainable and guided by accurate data,” the spokesperson added.
