JB apartment defects to be repaired in three months, says Johor exco member

JOHOR BARU: The issue of building defects at Pangsapuri Impian Jauhar, Taman Sri Amar here are expected to be fully sorted out within the next three months, says Johor exco member Datuk Mohd Jafni Md Shukor.

The Johor housing and local government committee chairman said that one of the main issues faced by residents is low water pressure and that it will take time to be resolved as water pumps need to be imported.

"These are the common issues faced by high-rise residential areas and we expect the process of buying the new pumps for installation to take about two months.

"After that, we can focus on the smaller issues like repainting the building and maintaining the landscape," he said when met at the residential area.

Mohd Jafni added that contractors received reports of hairline cracks from 194 units and 179 units had been repainted.

"There are 320 units in the two blocks and 194 reports were lodged regarding the hairline cracks. From that, 179 units have been repainted and the remaining 15 units will be completed by next week," he said.

Explaining further, Mohd Jafni said there was no communication between the developer, Johor Land Bhd (JLand), with their contractor and the residents.

"We have placed a party representative in each WhatsApp group so residents can highlight their issues, and contractors can immediately fix them.

"I have also given the developers two options: they can look for other contractors who are more competent or they can hire a new contractor to help the current one.

"The issues have been going on for six months since the residents received their keys back in December last year," he said, adding that the Pangsapuri Impian Jauhar project is still under the defect liability period.

During the defect liability period, house buyers can still make claims and complaints to the developers about issues faced which have to be fixed.

He said developers have also fixed one of the six elevators at the flat that was reported broken, and placed three security guards working in shifts to monitor the gated area.

Earlier, the residents had reported their problems to the Johor Royal Department on Sunday (June 3) in the hope that it would get the attention and intervention of the Regent of Johor Tunku Ismail Sultan Ibrahim.

The Pangsapuri Impian Jauhar is located in Bandar Baru Majidee and was built under the RIBJ scheme on 2.75ha of land. It offers two blocks of 320 three-bedroom apartments, which were completed at the end of 2021.

The project was built under the Rumah Impian Bangsa Johor initiative, is an affordable housing scheme launched in 2017 by Johor Ruler Sultan Ibrahim Ibni Almarhum Sultan Iskandar.

Each unit has built-up space of 1,000 sq ft and sells for RM150,000.
