CYBERJAYA master developer Setia Haruman Sdn Bhd recently embarked on a new wave of property development and invested RM2.5bil in four major projects over the next five years.
Complete with business lots, Small Office/Home Office units (SoHo), and residential buildings, the projects are CBD Perdana 3 and 5, Apex Residence and a proposed mixed residential development that will be built in the heart of Cyberjaya.
Setia Haruman sales and marketing assistant general manager Liew Yeon Keong told Metrobiz that there is high demand for SoHo units especially from small businesses in their starting phase.
“One of the projects, CBD Perdana 3 — Centrus, which started piling work on a 1.5 million sq ft site, will be launched later this month,” he said.
It is a fully integrated mixed commercial development with a three-storey shopping mall, three blocks of SoHo units with podium car parks, signature retail, corporate offices, supermarket and a food court that will be built in three phases,” he said.
All these components are planned around a central outdoor pedestrian mall and a 450m pedestrian boulevard.
The extensive landscaping with rustic designs aimed to create an active urban and vibrant and interactive shopping and to create a high-end international business centre.
The company has invested RM800mil solely in CBD Perdana 3 that consists of more than 1,600 units with the average selling price of RM650 per sq ft. It is estimated that the area will potentially yield a gross development value (GDV) of RM1bil.
Over the last two years, Cyberjaya has also repositioned itself for high take-up rates for its residential properties. Institutions and corporate players such as Mah Sing Group Bhd, UEM Land Bhd, OSK Properties Sdn Bhd have purchased land to develop residential and commercial precincts here.
“One of the recent development would be the Gardenview Residence which is sandwiched between CBD Perdana and Malaysia Multimedia University (MMU) is scheduled to be completed in September this year,” Liew said.
The GDV targeted for the 210 units of apartment suites is about RM157mil based on an average price from RM484 per sq ft on a total saleable built up area,” he added.
Setia Haruman is also emphasising on high-end and mid-range residential properties where the Apex residence and the mixed residential development is the continuity of Gardenview.
“The 40-storey Apex Residence to be built beside Gardenview will have the tallest condo tower in Cyberjaya. We are also going to build 16 units of luxurious three-and-a-half storey bungalow equipped with individual lift that would cost around RM3.5mil,” he said.
“For the mixed development, we are filling in the gap by providing middle-range properties like terraces and town houses that cost less than RM800,000 and condos with quality features for less than RM600,000 per unit,” he said.
The total investment of both development reached RM420mil and are expected to reach a GDV of RM540mil.
To create a sustainable green city with world class amenities, the company had incorporated the buildings with green and eco-friendly concepts and designs and aimed to achieve the Green Building Index (GBI).
“The residential and Soho properties will have rain water harvesting systems, tempered glass and double glazed windows that lessen the intrusion of unwanted noise. It is also to create a cooler environment,” Liew said.
With the rapid development that sees business and residential buildings mushrooming in Cyberjaya, the completion of the projects will definitely transform the city into a real estate hot-spot.
The company had also expected the town population to double up to 100,000 by 2016.
“Cyberjaya will definitely be a place to live in for families and working individuals.
“With the right concept by innovative developers, Cyberjaya will undoubtedly be a self sustaining city,” Liew said.
