THE Altium in Damansara Perdana, Petaling Jaya, is touted as a commercial project that is different from others in its surrounding vicinity due to its niche appeal, and start-to-end details taken care of by its developer.
“These details range from the project’s concept to after-sales service,” said Gabungan AQRS Bhd Property Development general manager Jerry Lau of the project developed by AQRS The Building Company Sdn Bhd.
“We took great care in developing The Altium, which will have a modern yet evergreen look, energy-efficient and sustainable design, as well as landscaping and lifestyle features.
“Everything was carefully planned to ensure the end-users’ needs are taken care of and that the project has a good long-term value,” said AQRS senior marketing manager Thang Ah Hong.
The Altium is a 1.08ha commercial development made up of three components: a 22-storey corporate office building called The Prime, a 12-storey office tower named The CEO Suites, and a three-storey retail and food and beverage plaza dubbed The Pulse.
It is located at the intersection of Jalan PJU 8/1 and the Damansara-Puchong Highway (LDP), hence can be accessed via the LDP or Penchala Link.
“The Prime is a Grade A, Green Building Index (GBI) and MSC-compliant office. It has a gross floor area of 237,452 sq ft,” said Lau.
“The corporate office building will be sold on a floor-by-floor basis, and is targeted at larger corporations due to its MSC status.”
The CEO Suites will have 138 units of business office suites (comprising SOVO or Small Office Versatile Office), with each unit having a built-up area ranging from 612 sq ft to 1,041 sq ft in size.
“The CEO Suites are targeted at consultant firms and SME companies,” said Lau.
“The Pulse is a 30,000 sq ft retail and he food and beverage space that is built to complement the needs of the working community. The food outlets will also serve as an avenue for business meetings over meals and networking purposes.”
In terms of parking, The Altium will have 873 bays spread over eight levels of basement car park.
“The entire project, from the drop-off area to building rooftops, features a lot of greenery to create a calm and serene working environment,” said Thang.
“Some of The Altium’s green aspects include natural ventilation, facade features, energy saving lights, high-rating heat and sound features, and rainwater harvesting component.
“AQRS is also incorporating lifestyle facilities like a gym, swimming pool, game room, sauna and roof garden at the CEO Suites rooftop.”
Lau highlighted that renowned architect and landscape consultants GDP Architects and SekSan Design were engaged to develop The Altium’s concept and landscaping.
“The project, which is expected to be completed by the third quarter of 2014, has a total gross development value of RM281mil,” he said.
“The Altium’s capital appreciation is expected to be high because of its location in a high growth area.”
In addition to assuring a value buy to buyers, Thang said AQRS is offering after sales service by handling the transfer, sale and rental of units and Developer Interest Bearing Scheme for The CEO Suites.
