Mindful projects taking shape in UK, Australia

GAMUDA Land has launched its first United Kingdom project, West Hampstead Central, in London, and second Australian project, The Canopy on Normanby in Melbourne as part of its international expansion plan.

Gamuda Land chief executive officer Ngan Chee Meng said the plan would see an average of five new overseas projects per year in the UK, Australia, Vietnam and Singapore.

“The expansion is part of Gamuda Land’s five-year business plan to achieve RM8bil in annual sales.“Mature markets such as Australia and the United Kingdom present a host of opportunities for us to showcase our mindful planning and sustainability expertise,” said Ngan at the launch at a hotel in Kuala Lumpur.

West Hampstead Central

Located at West End Lane of Zone 2 in London, West Hampstead Central sits on a 0.4ha plot in an affluent residential district of large Victorian houses and apartment buildings.

A partnership between Gamuda Land and Astir Living Ltd, West Hampstead Central has a gross development value of £65mil (RM345mil).

The project is expected to be completed in 2023.

It features 101 apartments with either one or two bedrooms across seven levels. The unit built-up size ranges from 538sq ft to 889sq ft.

West Hampstead Central pays tribute to both English heritage as well as contemporary design.

Facilities include a gym, bicycle storage, roof garden, private courtyard garden and public garden square.

Astir Living co-founder Travis Crawford said the project in a very strategic part of London had received a lot of interest.

“West Hampstead Central will appeal to young professionals who are drawn to the village lifestyle as well as downsizers and overseas investors,” he said.

With transport links via West Hampstead Thameslink, overground and underground, within a three-minute walk, this project is in an enviable location.

It is walking distance from independent shops, bars, restaurants, boutique gyms, fitness studios, art galleries and more with easy access to tree-lined streets and beautiful green spaces.

Finchley Road, home to large supermarket branches, and Hampstead Village are approximately one mile away.

Hampstead Heath, one of London’s most iconic green spaces, is about a 10-minute bicycle ride away.

Schools, colleges and universities are also within easy reach, including the renowned London Business School which is a mere 15 minutes away by bicycle.

The Canopy on Normanby

This apartment scheme in the heart of Melbourne is in an up-and-coming precinct within Fishermans Bend, Australia’s largest urban renewal project covering 480ha.Offering 213 apartments with one, two or three bedrooms planned over 20 levels, The Canopy will boast a host of green building features as well as biophilic designs that will connect residents with nature.

Gamuda Land Australia general manager Jarrod Tai said sustainability features included in the project were a rainwater harvesting system, all-electric induction cooktops, a resource and recycling room to sort organic waste, curated garden bowls and a PV solar system on the rooftop.

“The Canopy is about 1.2km from Melbourne’s central business district and will be a convenient location for 80,000 residents,” he said.In collaboration with the city of Port Phillip, Australia’s environment department, land, water and planning agency, and Fishermans Bend taskforce, Gamuda Land will also deliver a 3,000sq m public park that will see a section of neighbouring Johnson Street permanently closed and transformed into an open green space.

“The park will be home to over 6,000 carefully selected native trees and plants.

“The Miyawaki planting technique will create a dense sustainable park with fast-growing trees,” said Tai.

Construction of the project with a gross development value of AUD180mil (RM542mil) began in the second half of this year and the project will be ready in 2025.
