Bringing smiles to house buyers


The Emerald Residence in Teluk Kumbar is a low-density freehold project with many fabulous amenities.

CHECK out the new Emerald Residence in Teluk Kumbar at the StarProperty.my Fair 2018 in Queensbay Mall, Penang, from April 12 to 15.

It is a low-density freehold project comprising three blocks with 441 units. The first of those, Block B2, will be up for preview at the fair.

The exclusive real estate agency for the project is Property Talk Sdn Bhd. Its director Steven Cheah said incentives worth over RM60,000 await early birds.

These include a 9% rebate on the selling price, a RM10,000 IKEA/Seng Heng/Harvey Norman voucher and free stamp duty on the transfer of titles.

The developer will also be offering free stamp duty on the transfer of titles and absorbing legal fees for both the Sale and Purchase, and loan agreements.

This is in conjunction with the development’s official launch on April 15 at the showroom located at the project site.

Cheah said the main takeaway for Emerald Residence is its ‘build-and-sell’ concept, meaning buyers need to pay only 1% of the purchase price, with the remaining 90% payable upon completion by mid 2019.

Selling prices start from RM476,792 or RM428psf. Construction started at the end of 2016, and is currently about 50% complete.

Cheah observed that only strong and reputable developers with excellent cash flow are able to offer this concept which allows purchasers to substantially save on instalment interest.

Deducting the early bird incentives and 1% up front payment without any progress interest or instalments, the actual net selling price is even lower than RM400psf, according to Cheah.

Emerald Residence’s units are designed with spacious internal layouts of 1,114sq ft to 1,183sq ft. There are only six units per floor, and every unit comes with two free side-by-side car park lots for practicality and convenience.

The comprehensive amenities include an infinity pool, gym and recreation area, located on the Level 4 facilities floor.

The condominium will also come installed with fibre optic cables for faster connectivity, and has separate lift access for each block.

Cheah believes demand for properties in this township in the southern part of Penang island will grow due to the completion of the new RM207.7 million federal road upgrading project between Bayan Lepas and Teluk Kumbar.

It includes a 750m elevated structure from Jalan Teluk Kumbar to Bayan Lepas and an elevated U-turn near the Penang International Airport.

Travelling time from Teluk Kumbar to the Bayan Lepas industrial estate and the second Penang bridge will be less than 15 minutes via the new arteries.
