KUALA LUMPUR: Sime Darby Property Bhd has achieved a 100% take-up rate for the first phase of Seroja Gardens at Nilai Impian, with all 52 single-storey semi-detached homes taken up within three hours of its launch last month.

In a statement, the property developer said the first phase, with a gross development value (GDV) of RM48.3mil, spans 7.44 acres and comprises freehold homes with lot sizes of 40ft by 80ft and built-up areas of 1,971 sq ft.

Prices for the units start from RM905,888.

Sime Darby Property chief operating officer of township development Appollo Leong said the response reflected demand for spacious landed properties, particularly among upgraders and growing families.

“The strong take-up reflects demand for spacious landed homes in established townships, particularly among upgraders and growing families.

“Nilai Impian’s connectivity to key employment hubs in Putrajaya, Cyberjaya, and the southern Klang Valley also provides a strong catchment of buyers seeking larger homes with convenient access to their workplaces and established amenities,” he said.

Following the response to the first phase, Sime Darby Property plans to launch Seroja Gardens Phase 2 in November 2026.

The second phase will have a GDV of RM44mil and cover 6.87 acres, with prices starting from RM925,888.

Sime Darby Property said Seroja Gardens targets existing terrace homeowners, growing families and working professionals from Nilai, Putrajaya and the southern Klang Valley seeking larger homes.

Located within the Nilai Impian township, the development is positioned to cater to demand for landed residential properties with access to employment centres and existing amenities.
