Matrix Levia Residences KL hits 88% take-up rate

KUALA LUMPUR: Matrix Concepts Holdings Bhd’s Levia Residences Kuala Lumpur in Cheras here, which will be completed by February next year, has achieved a take-up rate of 88%.

Group executive director Kelvin Lee Chin Chuan said the remaining units consisted mostly of larger layouts and those on the lower floors.

He noted that overall demand for the project remains encouraging.

“The project was launched in 2024 and with sales already at 88%, we are confident the remaining units will be fully taken up by the end of this year,” Lee told reporters at Levia Residences Kuala Lumpur’s topping-out ceremony here yesterday.

Achieving almost full occupancy, the group said the encouraging results are underpinned by strong market reception and buyer confidence.

In terms of the group’s buyer-profile, Lee said most purchasers are from the surrounding Cheras area with families forming the majority.

“The buyer mix is predominantly Chinese, while we also have Malay and Indian purchasers.

“Additionally, there is a small portion of foreign buyers who have invested in the development,” he added.

In terms of pricing, units are expected to start from RM550,000, with prices for larger units reaching up to RM1.2mil.

The group also stated the property is its second development in the Klang Valley, since entering the market with Chambers KL in 2018.

“The structural completion was achieved 60 days ahead of schedule, reflecting strong coordination and project management discipline,” Matrix Concepts noted in a statement.

Levia Residences Kuala Lumpur marks the group’s first high-rise project, fully undertaken by its in-house construction team, underscoring its growing capability in execution, it said.

“Introduced two years ago, Levia Residences Kuala Lumpur was conceived to redefine luxury urban living by blending the warmth of home with premium hotel-inspired facilities,” the group said, explaining that the development is designed to fit modern city lifestyles, focused on convenience, and elevated living experiences.

Notably, the residential project is strategically located in Pandan Perdana, Cheras, within a high-growth corridor, offering strong connectivity to the mass rail transit line and close to the Tun Razak Exchange.

“Since 2018, we have expanded in a measured and disciplined manner.

“This achievement reflects our confidence in the region’s long-term prospects and the strong collaboration between our teams and partners,” Lee said.

Looking ahead, the developer said its Levia Puchong’s development is expected to strengthen Matrix Concepts’ footprint in the Klang Valley.

The group noted the development would carry forward the same vision of premium comfort, convenience, and vibrant community living.

“We are planning to launch the upcoming project in the second quarter of this year, likely between April and May, and subject to approval from the Housing Ministry,” Lee said.

“The development will comprise a 39-storey tower with an estimated gross development value of about RM750mil.

“It is located next to Serpil Walk, and our sales gallery is already ready for viewing.”

“We welcome anyone who is in the area to visit the gallery and learn more about the project,” he added.

On the group’s target market, Lee highlighted the development would be designed as a transit-oriented development and also located within walking distance of the nearest light rail transit station.

“While Levia developments are typically family-oriented, this project is slightly different because of its strategic location near public transport.

“We designed the product to also cater to young working adults and urban professionals who prefer living close to transit, amenities and workplaces,” he pointed out.

The developer is celebrating its 30th anniversary this year with a series of promotional campaigns and events starting from next month.

“This year marks the group’s 30th anniversary, so we will be rolling out a series of promotions and activities throughout the year.

“As part of the anniversary celebrations, buyers can expect very attractive pricing and promotional packages,” said Lee.

With a growing pipeline and strategic land acquisitions supporting future developments, Matrix Concepts is expected to sustain and enhance its presence in the Klang Valley while strategically targeting the region’s urban landscape.
