SEREMBAN: The 478ha Eco Business Park 7 (EBP 7) has become the first industrial development to be launched within Parcel C of the Malaysia Vision Valley 2.0 (MVV2.0) masterplan, offering investors a mix of medium-sized prime industrial lots and ready-built factories, alongside retail and service facilities.

Developed through a public–private partnership between EcoWorld Development Group Bhd, SD Guthrie via its wholly-owned subsidiary SD Guthrie Land Ventures Sdn Bhd and NS Corp Sdn Bhd, the state agency responsible for coordinating and driving the MVV 2.0, the development carries an estimated gross development value of RM3bil.

EcoWorld Development Group Bhd president and chief executive officer Datuk Chang Khim Wah said the EBP 7 was not merely a development but a public-private sector partnership aimed at attracting quality investment, to produce highly skilled workers and to support economic growth.

“EcoWorld, in collaboration with NS Corp and SD Guthrie, remains committed in achieving our common vision to turn EBP 7 into a vibrant, innovative and competitive hub for the benefit of Negri Sembilan and the nation.

“We at EcoWorld are grateful to the state government and its agencies for giving us this opportunity in Negri Sembilan as well as for the incredibly fast approvals granted to make this launch a reality,” he said during the launch of the sales gallery by Mentri Besar Datuk Seri Aminuddin Harun.

The collaboration will bring together EcoWorld’s expertise in industrial park development, SD Guthrie’s extensive land resources and NS Corp’s strategic planning vision for Negri Sembilan.

Together, the partners aim to create a high-value, future-ready industrial ecosystem that attracts quality investments, promotes sustainable growth and generates skilled employment for the state.

The first phase of the development introduces a wide range of industrial offerings – from cluster factories (60ft by 100ft, 60ft by 120ft) and semi-detached factories (75ft by 130ft, 75ft by 140ft) to industrial kand parcels between 0.4ha and 2ha. Larger parcels exceeding 2ha are also available.

Catering to high-growth sectors such as aerospace, electrical and electronics, logistics and eCommerce, halal industries, biotechnology and advanced manufacturing, EBP 7 is also expected to drive strong inflows of domestic and foreign direct investment while contributing to MVV 2.0’s goal of fostering sustainable, high-value industrialisation that benefits both businesses and communities.

SD Guthrie group managing director Datuk Mohamad Helmy Othman Basha said, “I believe that the synergy between the three parties will contribute to the success of this development project, while also giving potential investors high confidence in the advantages of MVV2.0 as one of the main economic corridors.”

Mohamad Helmy said the EBP 7 would also be a valuable experience for Guthrie in the development of large-scale industrial parks, including in terms of operations and marketing, and would allow it to position itself as one of the competitive and skilled developers in the industrial development sector in the country.

Aminuddin said the EBP 7 was an example of how strategic partnerships between the public and private sectors can turn vision into tangible economic value.

“MVV 2.0 is a state-led, private sector-driven initiative aimed at creating quality employment and attracting high-impact industries.

“EBP 7, as the first industrial project in Parcel C, will serve as a catalyst and play a pivotal role in achieving these goals and will also stand to benefit from Negri Sembilan’s position as part of the recently launched Central Region Industrial Cluster,” he said.
